M3M Broadway is a ready commercial complex by M3M in Sector 71, Gurgaon, on the Southern Peripheral Road (SPR). M3M lists both its retail and its offices as delivered. HRERA Gurugram registers the colony as RC/REP/HARERA/GGM/700/432/2023/44, dated 2 March 2023: 2,363 units in three towers on 7.85 acres. Units now change hands on resale. Our rate guide is about Rs 28,000 per sq ft (October 2026), for units of 300 to 2,500 sq ft on record.

M3M lists Pizza Hut, Bikanerwala, Giani's, Namaste Punjab, Sunday House, Dark Room, Bhartiyam, an ICICI Bank branch and the Sky Jumper trampoline park among its tenants. Most are food names, so the complex already works as an eating-out and family stop for the housing on SPR. M3M describes high-street boulevards, a multi-cuisine food court, a pedestrian plaza with seating and a landscaped plaza with a water body. For an investor the running tenants matter more than the drawings: a food anchor brings evening footfall that a new complex waits years for.

Shops, offices and the Sky Lofts tower

Office units come with central air conditioning, meeting rooms, cafeterias and backup power. HRERA's 2023 filing records an occupation certificate for the retail and office blocks, and counts 1,000 basement and 927 covered parking spaces. M3M Sky Lofts, the serviced apartments in the same registration, were still under construction in that filing, and M3M lists them as ongoing. The registration also covers a multiplex. With 2,363 units in one colony you compete with many sellers and landlords, so the floor, frontage and view of your unit decide its rent.

SPR location and its housing

The complex sits among the Sector 69 to 72 towers: Signature Global Titanium SPR and Cloverdale SPR, Birla Pravaah, the Tulip projects and Tata Primanti. M3M puts Sohna Road about five minutes away and NH-48 about ten. By our road estimate, Rajiv Chowk is about 7 km and the Sector 55-56 Rapid Metro station about 9 km, so most visitors drive. Competition is close: Elan Epic in Sector 70 runs its own cinema and food court, and M3M Corner Walk trades in Sector 74. Compare rents across the three before you price a unit.

What to check before you buy

Ask for the carpet and super area, the floor and the lease if one is running. A unit let to a known brand sells for more than a vacant one, and the remaining lock-in matters more than the starting rent. Check the monthly maintenance per sq ft, the loading on super area and the conveyance deed. Ground-floor frontage suits a cafe, pharmacy or showroom; upper floors suit a clinic, salon or small office. Tell us your use and budget.
