How We Read Prices and Facts | Group3 Realtors

How we read prices and facts

What a price on this site means

A per-square-foot rate is quoted on the super built-up area unless the page says carpet. Where the builder sells on carpet area, the page shows both and names which one the rate is on. The starting price is the smallest size on offer multiplied by the rate; a price range runs from the smallest to the largest configuration. Prices are rounded to the nearest lakh.

The EMI line under a starting price is a guide, not an offer. Indicative: 80% loan at 8.5% p.a. over 20 years on the starting price. Your bank's offer may differ.

The all-in cost of a home is the basic price plus GST (5% on an under-construction home, none on a ready home with its completion certificate), stamp duty and registration at Haryana's rates, and the builder's other charges (parking, club, power back-up, maintenance deposit). We list those charges where the builder's price list shows them.

Where the figures come from

In order of trust:

  1. HRERA. Registration number, registered completion date, land area, number of homes and the promoter come from the Haryana RERA certificate and the REP-I form. Where the certificate and the brochure disagree, the certificate wins and the page says so.
  2. The builder. Current price list, quotes to our team, the brochure and the builder's own website give launch prices, sizes, floor plans and payment schedules.
  3. Registered deals. Where sale deeds are reported, the registered price per square foot is shown beside the asking rate.
  4. Asks in the market. Resale and rental asks on the major portals and in our own inventory give the market read for a project that is sold out or trading.
  5. News reports. Launch dates and launch prices from the business press, named on the page.

Each project record keeps a dated line naming the sources read for its price, for example: "Price read 29 October 2026: builder quote, portal asks, HRERA certificate". The date shown as Updated under a page's heading is the date of its last read.

Marketed figure and registered figure

Builders market a possession date; HRERA registers a completion date. The two often differ by a year or more. We show both and name which is which. The same applies to carpet against super built-up area and to a launch rate against today's rate.

How often we re-read

  • Project prices are re-read in programmes of 10 to 30 pages at a time; the October 2026 programme re-read more than 40 Gurgaon projects.
  • Listings sync every night with our inventory. A listing marked Verified is one our team has recorded in full: owner, size, floor, price and photographs.
  • A figure a reader disputes is checked within the week and the page's Updated date changes when it is corrected.

Photographs and plans

Photographs, renders, site plans and floor plans come from the developer's official sources only: the brochure, the builder's website or the sales office. A render is labelled as a render. We do not use stock photographs for a project.

What we earn and what it does not change

Group3 Realtors earns brokerage from a builder or a seller when a deal closes. No builder pays to appear on this site or to have a figure changed, and a project's page is written the same way whether or not we have stock in it.

Corrections

If a figure on any page is wrong, write to us from the contact page or on WhatsApp with the page link and the source you have. We check it, correct the page and change its Updated date.

Quoting our data

Journalists, researchers and bloggers may quote any rate, count or date from this site with a link to the page and its Updated date, for example: "Rs 23,000 per sq ft, Group3 Realtors, updated 31 October 2026".
