Elan Mercado Overview

Elan Mercado is a completed retail complex by Elan Group in Sector 80, Gurgaon, with direct access from NH-48, the old NH-8. It holds an occupation certificate dated 17 October 2022 and trades daily with a four-screen PVR, a food court, restaurants and service apartments. Shops and food units of 300 to 1,500 sq ft sell on resale. HRERA registered the project as 189 of 2017 on 14 September 2017.

A highway building with cinema and food

Elan Limited built it on 2.99 acres (12,089.98 sq m) under licence 82 of 2009, with double-height shops facing the highway. Inside are a food court, restaurants, a PVR with four screens and a snack lounge, and a set of service apartments. HRERA's filing counts 531 units and 469 parking bays, 410 of them underground. The colony completion certificate followed on 31 January 2025. Brands shown by Elan include PVR, KFC, Pizza Hut, Domino's, Costa Coffee, Bikanervala, Burger Singh and Giani's, with a dental clinic and salons. Food and cinema fill most of that directory.

Unit sizes and asking prices

Retail and food units run from 300 to 1,500 sq ft. Resale asks on our record start near Rs 80 lakh for the smallest units and reach about Rs 5.25 crore for a 1,500 sq ft frontage shop. The project rate on our record is about Rs 35,000 per sq ft, with ground-floor highway shops at the top and upper-floor or food court units lower. Service apartments are priced on their own. Compare super area with carpet area for every unit, because the loading in a mall-style building can be high.

Sectors 80 and 81 around the complex

The catchment is the housing along NH-48 in Sectors 80 and 81. Conscient Parq, Sobha Aranya and Eldeco Fairway Reserve are in Sector 80; Bestech Park View Ananda, Bestech Park View Grand Spa and DLF The Ultima are in Sector 81. Elan puts IMT Manesar about five minutes away and lists road links to the Dwarka Expressway. For a larger mall with a six-screen PVR, buyers also compare Elan Miracle in Sector 84. This complex is the smaller of the two, on 2.99 acres against 5.92.

Buying a leased unit: the checks

HRERA's filing showed 430 of the 531 units already booked by 2019, so most deals now are with existing owners, with or without a tenant. With a tenant, read the lease for lock-in, rent escalation, security deposit and notice period, and take the last year's rent receipts and TDS certificates. Elan states that some units and receivables may be mortgaged with lenders, so ask for the bank's release letter. Confirm the maintenance charge per sq ft, any dues and the parking allotment.
