Meffier Garden Residency Overview

Meffier Garden Residency is a project of low-rise builder floors by Meffier Infra in Sector 5, Sohna, built on plots inside the Meffier Garden Avenue colony. It is registered with HRERA Gurugram in two phases, both by Ekaakshara Builders LLP: Garden Residency, GGM/1009/741/2025/112, and Garden Residency II, GGM/1021/753/2025/124.

Stilt plus four floors in a gated colony

Each building stands on its own plot, with parking on the stilt and one home on each of the four floors above. The first phase has 132 floors on 33 plots and the second phase 108 floors on 27 plots. The renders show white blocks with balconies set around a central lawn, a kids' play area and garden walks, with the colony's arrival court, club lounge, games room and lobby. Floors in a DDJAY colony can be registered separately, so each home is owned as a unit of its own.

Carpet areas of 898 to 1,028 sq ft

The floors are 2 BHK homes of about 1,122 sq ft and 3 BHK homes of about 1,584 and 1,610 sq ft of super area; HRERA lists carpet areas of about 898 to 1,028 sq ft. Listed 3 BHK floors are priced at about Rs 1.8 crore, about Rs 11,365 per sq ft, so a 2 BHK costs near Rs 1.28 crore. Ground floors come with front space and top floors with the terrace, so ask for the exact floor's price.

Two phases due in July 2029

Both phases are new launches with the registered completion in July 2029. At registration, HRERA noted that the only road to the site for now is a narrow revenue road, until the planned sector road is built and access is approved by GMDA or HSVP. Meffier Garden Residency is about 1.3 km from the Gurgaon-Sohna Highway (NH-248A). Signature Global Infinity Mall is about 5.6 km away, GD Goenka World School about 3.2 km and Civil Hospital Sohna about 1.7 km. The Sector 55-56 Rapid Metro is about 25 km by road, DLF Cyber Hub about 34 km and IGI Airport about 42 km.
