New projects in Sohna are easiest to understand sector by sector. Sohna has no named localities; its sectors are the addresses buyers use. The Gurgaon-Sohna Highway (NH-248A) runs down the middle, and the projects either face it or sit a kilometre or two off it. Most new homes here are low-rise floors and DDJAY plots, with a few tower projects and three large ready societies.
Prices run from about Rs 90 lakh for a floor to about Rs 10 crore for the largest tower apartments. Every rate below is the builder's price for new homes and the resale price for ready ones, before registration and charges. Sector 32 and 33
Sectors 32 and 33: Central Park Flower Valley and its neighbours
Sector 32 is mostly one address: Central Park Flower Valley, a large gated township with a riding stable, a cricket ground and its own restaurants. Inside it are towers, low-rise blocks, floors, villas and plots. The newest are Central Park Bignonia Towers, two very tall towers of 3 and 4 BHK homes of 3,805 to 5,581 sq ft, and Central Park The Orchard, low-rise blocks set in an orchard. For a ready home, Central Park Aqua Front Towers faces a water channel, and Central Park Cerise Floors are compact 2.5 BHK floors.

Sector 2 and 35
Sectors 2 and 35: ready societies on the highway
In Sector 2, right on the highway, Eldeco Accolade has 809 ready homes in eight towers with a 15,000 sq ft club, and Ashiana Mulberry is next to GD Goenka. These are the easiest addresses in Sohna to reach from Gurgaon, and both have resale homes and rentals.
Further south in Sector 35, Silverglades The Melia is a ready project of 14-floor towers around large courtyards, with Silverglades The Melia First Citizen, a senior-living section with nursing and a dining hall, in the same campus. Sector 35 is also where two DDJAY colonies sit, Pyramid Spring Valley and Ireo Savannah. The trade-off in both sectors is the drive north: the Sector 55-56 Rapid Metro is about 20 to 23 km away.
Sector 36
Sector 36: DDJAY floors, plots and ROF's new towers
Sector 36 is the nearest Sohna sector to Gurgaon, at the top of the highway. Signature Global Park is a group of DDJAY colonies, Park 1 to Park 5, with 2 and 3 BHK floors in stilt plus four-floor buildings with a lift. ROF Normanton Park is a DDJAY plotted colony of 233 plots right by the road, and ROF is now building Advik by ROF, twin towers of about 20 floors with 3 and 4 BHK homes and duplex penthouses.
Sector 36 suits a buyer who wants a new floor or plot close to Gurgaon. The trade-off is density: DDJAY plots are small, so buildings stand close together. For Advik, ask about the approvals HRERA noted as still in process at registration.
Sector 4 and 5
Sectors 4 and 5: new plotted colonies beyond Sohna town
Sector 4 and Sector 5 lie past Sohna town, and most of their projects are new DDJAY plotted colonies. Meffier Golden Park in Sector 4 is the furthest along, with its roads, courts and parks already built. In Sector 5, Meffier Garden Avenue is a new colony of 153 plots, and Meffier Garden Residency is building floors on part of it, with completion registered for July 2029.
Plots here cost less per sq yd than in Sector 36, but the drive to Gurgaon is longer, and HRERA recorded that the Sector 5 colony is reached for now by a narrow revenue road until the sector road is built.
