Ashiana kid-centric homes in Gurgaon and Sohna are three societies by Ashiana Housing Ltd, a listed builder founded in 1979, planned around children with a learning hub, a coordinator and year-round classes. Ashiana Anmol in Sohna city is ready, while Ashiana Amarah in Sector 93 and Ashiana Aaroham in Sector 80, both in Gurgaon, are under construction, at Rs 1.66 crore to Rs 7.30 crore between them.
The idea has a history. In 1979 Om Prakash Gupta started Ashiana to give middle-income families what only costlier housing offered then: lawns, play areas, pools, a club, a calendar of events and full maintenance. Ashiana says it still works that way, with its own teams building, selling and maintaining its homes. The kid-centric homes take the thought one step further and plan the whole society around the people who use it most, the children.
One name, two companies: Ashiana Homes, Ashiana Dwellings and Ashiana LandCraft, the builders behind Mulberry in Sohna and The Center Court in Sector 88A, are not Ashiana Housing Ltd; see our Ashiana Homes page.
What is a kid-centric home?
A kid-centric home, also called a child-centric home, is a housing society planned around the daily life of children, not just a block of flats with a play area. In Ashiana's version, every campus has a learning hub with rooms for reading, art, music, dance and workshops. An on-site coordinator runs a year-round programme of classes and life-skills workshops for children aged 3 to 18. Sports courts come with coaching from partner academies, and the campus has round-the-clock security, CCTV and controlled entry. Ashiana says basic coaching is part of the community charges, while specialised coaching costs extra.
Ashiana builds the idea on five parts:
- Learning hub: rooms for reading, homework, art, STEM and after-school classes.
- Coordinator: plans the programme, tracks each child's progress and talks to parents.
- Live and Learn: year-round workshops in communication, money basics, safety and empathy, plus robotics and music.
- Sports: courts, pools and skating rinks used for structured coaching.
- Academies and coaches: outside trainers who teach sport, dance and the arts on campus.

What has Ashiana Housing delivered so far?
Ashiana is a mid-size listed company, and most of its record sits outside Gurgaon. These are its own figures, up to March 2026.
| What | Ashiana Housing |
|---|---|
| Started | 1979, by Om Prakash Gupta; the listed company was incorporated in 1986 |
| Stock exchanges | BSE since 1993 (523716), NSE since 2011 (ASHIANA) |
| Area built since the start | 349.21 lakh sq ft, to 31 March 2026 |
| Homes delivered | 20,192, to 31 March 2026 |
| Handed over in 2025-26 | 1,320 homes; 20.42 lakh sq ft, its largest area delivered in a year |
| Cities | 8: Bhiwadi, Neemrana, Jaipur, Jodhpur, Gurugram, Pune, Chennai and Jamshedpur |
| Near Gurgaon since | 2015, starting with Anmol in Sohna |
| Families in Ashiana homes | More than 20,000 |
| Kid-centric campuses | 5: Anmol (Sohna), Amarah and Aaroham (Gurgaon), Ashiana Town (Bhiwadi), Ashiana Umang (Jaipur) |
| Kid-centric share of sales, 2025-26 | About 45% of net bookings, the largest of its three home types |
| Gurugram location's share of work in progress (Ashiana counts Anmol in Sohna here) | 37% of the saleable area in its ongoing projects, at 30 June 2026 |
| Maintenance arm | Ashiana Maintenance Services, part of the group since 1997 |
| Credit rating | CARE A; Stable (company and debentures); ICRA A (Stable) on bank facilities |
Two points matter here. Its Gurugram location, Sohna included, is now Ashiana's biggest market by area in ongoing projects, so it has a lot riding on these projects. And its record here is short: only Anmol, in Sohna, is finished, and neither Gurgaon project is complete yet.
The programme
How does Ashiana run its kid-centric programme, and how deep does the research go?
Ashiana credits its whole-time director, Varun Gupta, with bringing the kid-centric idea into the company. In 2025-26 it ran the programme at three lived-in campuses: Ashiana Anmol in Sohna, Ashiana Town in Bhiwadi and Ashiana Umang in Jaipur. Ashiana counts 1,559 children taking part across 2,379 occupied homes. Its team held 318 community events and recorded 932 paid enrolments in coached classes.
The research shows in the details. A new curriculum, Champions of Life, is built on Howard Gardner's theory of multiple intelligences. In its first year, 22 mentors ran 176 sessions for 234 children in robotics, astronomy, public speaking, film-making, music and cooking. Each campus has a learning hub executive trained in child development, working under strict POCSO child-protection rules. Aaroham was planned with a child-friendly design consultant on the team, and an education advisory firm, Hearth Education Advisors, curated its Live and Learn programme.
Does it work? In Ashiana's own resident survey, 51% of the families who answered called the programme their child's main source of meaningful daily activity, ahead of school and outside academies. That is Ashiana's figure, not ours. The fair test is a weekday evening at Anmol, where the hub is already running: watch who uses it, and ask a few parents what their children attend.
In-house
Who builds, sells and maintains an Ashiana home?
Many builders hire a contractor to build, brokers to sell and an outside agency to run the society. Ashiana keeps all three jobs in the company. Its own teams do most of the construction and its own staff most of the selling. Upkeep is entirely in-house, run by its maintenance arm, Ashiana Maintenance Services, and a resale and rental desk sits in the same company.
It sums this up in three promises. What You See What You Get means the flat matches the sample flat and the price matches the list on its website. Forever Care means upkeep after handover, and Timely Delivery means the committed date. Ashiana says in-house construction lets it deliver on or ahead of the promised dates. We cannot test that for every project, so plan around the HRERA date of your phase.
Why it matters: one company answers for the building and its upkeep, so a seepage or a lift fault is not passed between a builder and an agency. Ashiana reports a resident score (NPS) above 40 for its maintenance arm in 2025-26, and a fifth fewer escalations. It has also tried starting handover work 90 to 120 days before possession, so that the society app and utilities are ready on move-in day. The cost side: you pay Ashiana's maintenance rate, twelve months in advance at possession.
Sohna, ready
Ashiana Anmol, Sector 33 Sohna: the ready kid-centric township
Ashiana Anmol is the one Ashiana society near Gurgaon that you can walk through today. It has 1,098 homes in 17 towers on about 49 acres in Sector 33, Sohna, about 0.5 km off the Gurgaon-Sohna Highway. Phase I has been ready since 2019, Phase II since April 2026 and Phase III since July 2026. Homes change hands at about Rs 13,000 per sq ft of super area. A 2 BHK of about 1,275 sq ft costs near Rs 1.66 crore, and a 3 BHK of 1,366 to 1,960 sq ft about Rs 1.78 to 2.55 crore.
The children's side is already built: a learning hub, a children's library, a skating rink, cricket nets, synthetic tennis courts, basketball, an indoor badminton hall and a pool beside the clubhouse. GD Goenka World School is about 3.1 km away and Signature Global Infinity Mall about 0.8 km. The trade-off is distance. DLF Cyber Hub is about 37 km by road and the Sector 55-56 Rapid Metro about 21 km. Anmol suits a family that works in south Gurgaon or Sohna.
Anmol homes come up both for sale and for rent. See Ashiana Anmol homes for sale, or set it against the other finished Sohna societies in our guide to ready to move flats in Sohna by budget.
Sector 93
Ashiana Amarah, Sector 93: 1,200 homes around a play street
Ashiana Amarah has the most homes of the three: 1,200 flats in 21 towers on about 22 acres in Sector 93, a New Gurgaon sector near Pataudi Road. Homes are 3 BHK of 1,000, 1,205 and 1,254 sq ft and 4 BHK of 1,444 sq ft, all RERA carpet. Ashiana's price list runs from Rs 2.60 to 4.25 crore, which works out to about Rs 26,000 per sq ft of carpet at the start.
Here the children's spaces run through the whole campus. A five-room learning hub covers reading, art and craft, music, dance and workshops, with instructors running the Live and Learn activities. A play street between the towers has a treehouse, hopscotch, a maze and a water-play fountain. The club adds a pool and a kids' pool, a futsal court and a skating rink. A nursery and primary school site is registered inside the township.
Amarah is being built in five phases. HRERA completion dates run from January 2027 for Phase I to January 2030 for Phase 5. Ashiana's current list sells Phases 4 and 5, so homes in the earlier phases are bought on resale. Water comes by tanker, at a shared cost, until the government supply arrives. Ashiana estimates maintenance at Rs 8,800 to Rs 12,384 a month plus GST, by flat size. IMT Manesar is about 7 km away and DLF Cyber City about 23 km. See Ashiana Amarah flats for sale.
Sector 80
Ashiana Aaroham, Sector 80: bigger homes, with the learning hub at the centre
Ashiana Aaroham is Ashiana's newest Gurgaon project: 542 flats in six towers on a 10.8-acre plot in Sector 80, about eight minutes from NH-48 by Ashiana's estimate. Plans run from a 1,057 sq ft 3 BHK to 5 BHK homes and 4 BHK duplexes of up to 2,613 sq ft, all RERA carpet. Ashiana's price list runs from Rs 3.49 to 7.30 crore, about Rs 33,000 per sq ft of carpet at the start.
The learning hub sits beside the clubhouse, with reading, art and craft, music, dance, workshop and study rooms and a full-time coordinator. Outside are a football field, tennis, pickleball and basketball courts, a box cricket arena and a skating rink. Every bedroom has its own toilet, and each home gets at least two parking spaces. The price includes club access and EDC/IDC.
The dates need care. HRERA records 31 October 2033 for Phases I and II and 31 January 2032 for Phase III, while Ashiana targets July 2030 for Phase I. Tankers supply water at the residents' cost until the government line is laid. Possession charges add about Rs 3.3 lakh with GST on a 1,057 sq ft home, and Ashiana estimates maintenance at Rs 10,219 to Rs 24,997 a month plus GST. Aaroham suits a larger family that can wait, and that wants the NH-48 side of New Gurgaon. See Ashiana Aaroham flats for sale.
Price and trade-offs
How does Ashiana price its flats, and how do you compare them with other builders?
Ashiana quotes sizes and prices on RERA carpet area: the usable floor inside the walls of the flat. Many Gurgaon builders quote super area instead, which adds a share of walls, balconies, lifts, lobbies and the club. So the same flat shows a much higher rate per sq ft at Ashiana, even when the total price is similar.
A quick way to compare is to divide each total price by its carpet area. Suppose another builder quotes Rs 20,000 per sq ft on super area, and the carpet is 70% of that super area. Its carpet rate is then about Rs 28,600 per sq ft. Ask every builder for the RERA carpet figure; it is printed in the agreement and on the HRERA page.
At Amarah, Rs 2.60 crore buys 1,000 sq ft of carpet, which is where the Rs 26,000 per sq ft figure comes from. At Aaroham, Rs 3.49 crore buys 1,057 sq ft, about Rs 33,000 per sq ft. Ashiana publishes dated price lists, floor by floor, and GST, stamp duty and registration are extra.
What trade-offs would a property dealer point out?
- The rate looks high. Compare total price and carpet area, not the headline rate.
- The locations are on the city's edge. Sohna, Pataudi Road and the NH-48 side of New Gurgaon are long drives from Cyber City at office hours.
- Phases mean different dates. Amarah's phases end between 2027 and 2030 on HRERA, Aaroham's in 2032 and 2033. Ask which phase and tower a flat is in.
- Running costs start early. Tankers supply water until the government line arrives, and a year's maintenance plus a deposit are paid at possession.
- Some classes cost extra. Basic coaching is covered; academy coaching is paid.
Who it suits
Who should buy an Ashiana home in Gurgaon or Sohna, and who should not?
It suits you if
- You have children of roughly 3 to 15 who will use the hub and courts most days. The programme is the reason to pay for these campuses.
- You want one company answerable for construction and upkeep, and a resale desk when you sell.
- You compare homes on carpet area and like a public, dated price list.
- You work in south Gurgaon, Manesar or Sohna.
Look elsewhere if
- You need to move in soon within New Gurgaon. Amarah's first phase has a January 2027 HRERA date and Aaroham's run into the 2030s.
- You drive to Cyber City or Golf Course Road every day.
- Children's facilities matter little to you. You would pay, in land and upkeep, for spaces you rarely use.
- You want a resale market with years of price history. Amarah and Aaroham have none yet.

Questions
Questions buyers ask about Ashiana
Is Ashiana a good builder?
It is a mid-size, listed builder with a long record outside Gurgaon. Ashiana has delivered 20,192 homes since 1979, holds a CARE A; Stable credit rating and keeps construction, sales and maintenance in-house. Near Gurgaon only Anmol, in Sohna, is finished, so visit it and read the HRERA page of your phase before you decide.
What do Ashiana Housing reviews say?
Ashiana publishes its own resident scores: an NPS of +36 across its lived-in kid-centric campuses, and above 40 for its maintenance arm. Those are self-reported, and Amarah and Aaroham have no residents yet. For a real picture, walk Anmol on a weekday evening and talk to a few parents and to the maintenance office.
Does Ashiana maintain its projects after handover?
Yes. Ashiana runs its societies through its own maintenance company, Ashiana Maintenance Services, not an outside agency. Twelve months of maintenance are collected at possession; the monthly estimates are in the Amarah and Aaroham sections above.
Are the kids' programmes free?
Partly. Ashiana says the facilities and basic coaching are covered by the community charges, while specialised coaching, such as an academy's tennis or music classes, is paid for. The programme is for children aged 3 to 18.
Which Ashiana project in Gurgaon or Sohna suits whom?
Anmol suits a family that wants a ready 2 or 3 BHK now, for Rs 1.66 to 2.55 crore. Amarah suits a 3 or 4 BHK buyer at Rs 2.60 to 4.25 crore who can wait for a phase between 2027 and 2030. Aaroham suits a larger family that wants up to 2,613 sq ft of carpet, at Rs 3.49 to 7.30 crore, and can wait longest.
How do Ashiana resale and rental services work?
Ashiana has an in-house resale and rental team for homes in its own projects. Buyer and seller fix the price between themselves, and the team helps with registration and documents. For landlords, it sends reminders for lease renewals and rent cheques. We work alongside it: see the Ashiana Anmol flats for rent, or ask us to list your flat.
Ashiana Homes vs Ashiana Housing: are they the same company?
No. Ashiana Housing Ltd is the listed company behind Anmol, Amarah and Aaroham. Ashiana Homes is a separate business that, with its partners, built Ashiana Mulberry and The Center Court. Check the promoter's name on the HRERA registration before you pay.
Is there Ashiana senior living in Gurgaon?
No. Ashiana's senior-living homes are in Bhiwadi, Jaipur, Pune (including Lavasa) and Chennai, and Bhiwadi is the closest to Gurgaon. In Gurgaon and Sohna, Ashiana builds kid-centric homes only.
