AIPL commercial projects in Gurgaon are eight buildings by Advance India Projects Limited. Seven stand on or just off Golf Course Extension Road, in Sectors 62 to 66, and one stands on Golf Course Road in Sector 54. Six are delivered and trading; one is nearly ready; one is under construction. That spread is the first thing a buyer should know, because the right building depends on what you want to own: a shop with a tenant, an office floor that is already let, or a floor bought before completion at a construction-stage price.
Three kinds of AIPL commercial property in Gurgaon
AIPL commercial property in Gurgaon falls into three groups. The Joy buildings (Joy Street, Joy Central, Joy Gallery, Joy Square) are retail-led: high-street shops, food courts, cinemas, with offices or serviced residences above. The office buildings (Business Club, Signature, Masterpiece) sell floors and units to investors and occupiers, and two of them have traded for years. Autograph is the new launch: about a million sq ft of offices in three towers, sold before completion.
None of the eight has a published rate card. AIPL sells its new launch on a construction-linked schedule, and resale units in the delivered buildings move at whatever owners ask that month. Each project page on this site carries the facts, the photos, the HRERA number and the units we have checked. This post is the map that puts them side by side. If you want the residential side of the same road, our post on new projects on Golf Course Extension Road covers the launches in Sectors 63 to 66, and the AIPL builder page lists every AIPL project, homes included.
Sector 66, delivered
AIPL Joy Street: the first Joy address, with a cinema and suites
AIPL Joy Street opened first, on about 4 acres in Sector 66. It joins shopping streets, restaurants, an INOX multiplex, plug-and-play smart suites and serviced apartments in one block. Fabindia, Calvin Klein, Reebok, Chaayos and Blue Tokai are among the AIPL mall shops trading here.
It suits an investor who wants a leased shop or a furnished suite in a building that already draws footfall. It suits less if you want a large floor plate; the suites are small by design. HRERA registration 157 of 2017.
Sector 65, delivered
AIPL Joy Central and AIPL Signature: mall below, office tower above
AIPL Joy Central is the 22-floor building with a 415-foot frontage to the road. Shops of 370 to 1,000 sq ft take the ground and first floors, a food court and restaurants the second, INOX Insignia the third. Nike, Bluestone, Blue Tokai and Geetanjali Salon have opened.
The offices from floor 5 to 22 are sold as AIPL Signature: units of about 10,000 sq ft on plates of 19,000 to 27,000 sq ft, with their own entry and lifts. AIPL Signature office space suits an occupier who wants a corporate address on the Extension Road with food and a cinema downstairs, at rates below Golf Course Road. Both share HRERA registration 183 of 2017.
Sector 66, delivered
AIPL Joy Gallery: fashion-led high street at Badshahpur
AIPL Joy Gallery is a 4.4-acre high-street development next to the M3M IFC towers. Nike, Tommy Hilfiger, Calvin Klein, Arrow, Celio, United Colors of Benetton and Asics trade on the ground floor, with restaurants and cafes above. The ground, first and second floor layouts are on its page.
Buy here for a street-facing shop with a fashion neighbour. It suits less if you want a food-court unit; those are few. HRERA registration GGM/404/136/2020/20.
Sector 63A, delivered
AIPL Joy Square: shops around a piazza, residences above
AIPL Joy Square is a G+9 building by DP Architects of Singapore on 2.84 acres. Two floors of shops wrap a covered piazza, a food court floor sits above, and branded serviced residences take the seven floors over that. Calvin Klein, Mango, Rare Rabbit, Chaayos and an ICICI Bank branch are among the tenants.
It suits a buyer who wants a smaller ticket than the main-road malls, in a sector filling up with homes. HRERA registration 259 of 2017.
Sector 62, trading
AIPL Business Club: the office campus with rent rolls
AIPL Business Club is the Grade A campus by Morphogenesis, LEED Gold and GRIHA 4-star, with floor plates of about 12,000 to 51,000 sq ft. Deloitte, British Airways, Cargill and Grupo Bimbo are among the tenants, and AIPL's own head office is here.
This is the AIPL office space for an investor who wants a leased floor with a rent roll rather than a projection. It suits less if you want a small unit; the plates are large. HRERA registration 166 of 2017.
Sector 54, Golf Course Road
AIPL Masterpiece: the one address on Golf Course Road
AIPL Masterpiece is a curved glass office building next to the Sector 53-54 Rapid Metro station, across the road from DLF The Camellias. Floor plates run up to about 40,000 sq ft, with cafes and retail at the base.
Choose it for the Golf Course Road address and the metro at the door; expect to pay more per sq ft than on the Extension Road. The HRERA registry lists it as RERA-GRG-PROJ-615-2020.
Sector 66, under construction
AIPL Autograph: the new launch, bought before completion
AIPL Autograph is the AIPL new launch commercial office space: three towers of G+12, G+5 and G+8 floors on 6.1375 acres, about a million sq ft, planned by Benoy around a lawn plaza with retail and al fresco dining at the edges. It is the AIPL new launch commercial shops and offices address on the 84 m road off Golf Course Extension Road.
Buy here for a floor at a construction-stage price in AIPL's largest campus; the trade-off is time until possession. HRERA registration GGM/481/213/2021/49.
Choosing
Buyer questions on AIPL commercial projects
Which AIPL building should you buy a shop in?
Joy Street, Joy Central and Joy Gallery, in that order of footfall today. All three are delivered, so a shop usually comes with a tenant and a rent you can read before you pay. Joy Square is the smaller ticket, in a sector still filling up with homes.
Which AIPL office is best for a leased floor?
Business Club first: Deloitte, British Airways and Cargill are tenants, and the plates are large. Signature second: units of about 10,000 sq ft above Joy Central, with a mall and cinema downstairs. Masterpiece if the Golf Course Road address and the metro at the door matter more than the rate.
Is there a new AIPL commercial project to book early?
Autograph in Sector 66 is the only one under construction. You buy a floor or a unit on a construction-linked schedule, at a lower rate than the delivered buildings, and wait for possession. Ask for the HRERA account details before paying anything.
Does AIPL publish prices for its commercial projects?
No. The new launch sells on a schedule AIPL shares with buyers, and resale units move at what owners ask that month. Each project page here shows the units we have checked and the asking price of the day.
What should you check before buying an AIPL shop or office?
The HRERA registration, the lease and its lock-in, the maintenance charge, the parking allotted to the unit, and the conveyance deed. Tell us the use, the size and the budget, and we will send the units on sale in the right building with their leases and papers. We check price, lease and title on every unit before it goes on this site.
