AIPL Joy Street is a delivered mixed-use complex in Sector 66, Gurugram, on Golf Course Extension Road. Advance India Projects Limited (AIPL) built it on about 4 acres as one block that joins shopping, eating out, a cinema, small offices and serviced apartments. It is the company's first "Joy" address; AIPL Joy Central in Sector 65 and AIPL Joy Gallery and AIPL Joy Square nearby came after it.
Shops, suites, apartments
The ground and upper retail floors hold high-street shops that open on to the internal streets and the road. Food and drink sit between them: Blue Tokai, Chaayos and a run of restaurants and cafes. An INOX multiplex is the anchor of the entertainment floor. Above the retail are the plug-and-play smart suites: small furnished offices that a start-up or a regional office can take without a fit-out. Serviced apartments on the upper floors are let by the night or the month. Investors buy the shops and suites; the apartments are run as hospitality stock.
Fabindia, Calvin Klein, Reebok, Dayal Opticals, Chaayos and Blue Tokai are among the brands that have signed. A new shop here opens next to tenants that already draw footfall from the sectors around. AIPL's own leasing desk places brands; a buyer of an AIPL Joy Street shop for sale usually inherits a running lease, and AIPL Joy Street office space means the smart suites. Joy Street is GRIHA 4-star certified and delivered, with the shops trading; its HRERA registration is 157 of 2017. Parking is in the basements and on the surface, with marked drop-offs and visitor parking charged by the hour. The lift lobbies serve the suites and apartments separately from the retail streets, so an office visitor does not walk through the mall.
Where it stands
The site faces Golf Course Extension Road in Sector 66, Badshahpur, among the apartment projects of Sectors 65 to 67. The AIPL Joy Street nearest metro station is Sector 55-56 on the Rapid Metro, about 6 km up the road. Sohna Road and the Southern Peripheral Road are a few minutes away, and NH-48 about 8 km. The catchment is the one AIPL built the Joy series for: the DLF, Emaar, M3M and Ireo homes along the road.
Who should buy
It suits an investor who wants a leased shop or a furnished suite in a trading building rather than a launch, and a brand that wants a street-facing unit with its own frontage. For a shop inside a cinema mall, see AIPL Joy Central; for a fashion high street, AIPL Joy Gallery. Tell us the size and the use, and we will send the units on sale with their leases and papers.
