Emaar India Business Centre Overview

Emaar India Business Centre is an office and retail development by Emaar India on Golf Course Extension Road in Sector 61, Gurgaon, next to the Sector 55-56 Rapid Metro station. It is under construction, with HRERA completion declared for 30 September 2031. Registered as 58 of 2017 and continued in July 2025, it sells Grade A office spaces with retail and food units, priced on carpet area.

Two towers on the old Commerce Park land

The site is 5.65 acres, licensed in 2008 as an IT park colony with 85% of the use for IT offices and 15% commercial. HRERA first registered it in August 2017 under the name Commerce Park, with a 2021 deadline. Building work is now listed as starting in July 2025. That July, the Authority continued the registration to 30 September 2031 for one tower of 297 units. A December 2025 addendum, after revised building plans, raised it to two towers, 374 units and about 1,14,324 sq m of FAR area.

Office floors beside the Rapid Metro

Emaar describes the main tower as ground plus 26 floors over three basement levels of parking, pre-certified IGBC Platinum. HRERA's unit list puts most units between 90 and 430 sq m of carpet area, about 970 to 4,600 sq ft, with a few full-floor offices up to about 2,105 sq m. The ground-floor plan we hold shows ten units of about 489 to 4,102 sq ft. The metro next door is the main draw for staff. Emaar names Sectors 58, 59, 61, 62, 63 and 65 as the homes around it.

Carpet-area pricing and a 2031 finish

HRERA's certificate requires units to be sold on carpet area, with the total price covering EDC and IDC. Emaar lists prices on request. Our record carries a guide of about Rs 18,000 per sq ft, which we check against Emaar's current price list before you decide. Six more years of building is a long hold for an investor, and rent starts only after handover. Ask Emaar for the tower and floor of your unit, the parking that comes with it and the expected maintenance rate.

Choosing between a new tower and a ready one

IGI Airport is about 20 km away, and Golf Course Road, the Southern Peripheral Road and NH-48 are a short drive. A buyer who wants a ready office in the same belt can compare M3M IFC in Sector 66. Landmark One in Sector 67 is the other new office tower close by, with completion declared for 2033.
