M3M Cosmopolitan Overview

M3M Cosmopolitan is a ready 12-storey office tower with shops at its base, built by M3M India in Sector 66, Gurgaon, on Golf Course Extension Road. M3M lists both its offices and its retail as delivered, so units here are bought from their owners. Our rate guide is about Rs 28,000 per sq ft for units of about 500 to 3,000 sq ft, with the floor, view and any lease moving the final figure.

The tower M3M once ran its own office from

The building is a single glass tower with corporate lobbies, central air-conditioning, a Wi-Fi enabled campus, CCTV security, full power backup and landscaped plazas. M3M used it itself: a January 2020 HRERA order gives M3M India's address as M3M Cosmopolitan, 12th floor. Its corporate office has since moved to the M3M IFC tower in the same sector. The project does not appear on the HRERA register, so there is no RERA number to quote. The papers to read instead are the occupation certificate, the conveyance deed and the maintenance agreement.

What searches say about its tenants

People who look the building up mostly want office space on rent, its directory, its restaurants and an Om Sweets outlet. That tells you how it trades: a working office tower with food and daily services on the ground floor. Upper floors suit small and mid-sized companies, consultants and clinics that want a Golf Course Extension Road address without a large-campus rent. A pre-leased unit is priced on its rent and the time left on the lease. A vacant one is priced on the rate per sq ft, the floor and the view.

Running costs and checks on a resale office

Ask for both the carpet and super area of a unit, and work out the loading between them, because that decides your real space. Check the monthly maintenance per sq ft, the power backup charge and the parking slots that transfer with the unit.
