Emaar Business District 65 NXT Overview

Emaar Business District 65 NXT, or EBD 65 NXT, is a pocket of 12 shop-cum-office plots by Emaar India inside its Emerald Hills township in Sector 65, Gurgaon. It sits off Golf Course Extension Road and is under development, with HRERA completion due on 10 August 2027. Each plot lets its owner build a ground-plus-four block for shops, offices or a restaurant.

Twelve plots carved out of Emerald Hills

HRERA registered the pocket on 16 October 2023 as GGM/751/483/2023/95. It covers 1.148 acres, the commercial part of a 177.86-acre colony licensed for Emerald Hills between 2009 and 2022. Eleven plots measure 123 sq m, about 147 sq yd, and one measures 272 sq m, about 325 sq yd. Only 0.4 acre is sold as plots. The rest goes to internal roads, about 0.18 acre of open parking, a small park and services. The registered FAR area for all twelve plots is about 6,969 sq m.

You buy land and build the block yourself

An SCO plot is land with building rights, not a finished shop. The owner builds after possession, within Emaar's approved design, and pays for that construction on top of the plot price. Emaar promises wide frontage, power backup and planned parking. With five usable floors, an owner can let the ground floor to a showroom or bank and the upper floors to a clinic, a cafe or offices. Before paying, ask for the approved building drawings, the frontage in metres, the basement rules and the construction deadline in the allotment.

Buying by transfer before the 2027 deadline

Emaar's page shows no plots left to book, so a buyer today takes a transfer from an allottee. That needs Emaar's transfer permission, a no-dues letter and the original allotment papers. The seller's markup over Emaar's original price is part of the deal. Development of the pocket began in November 2023, and the HRERA completion date covers its roads and services. Rent starts only after that work is done and your own block is built and fitted out, so price the wait into any offer.
