Ashiana Aaroham Overview

Ashiana Aaroham is a six-tower housing project by Ashiana Housing in Sector 80, Gurgaon, about eight minutes from NH-48. Its 542 homes are 3, 4 and 5 BHK flats and duplexes of 1,057 to 2,613 sq ft carpet. Ashiana's price list of 21 September 2026 runs from Rs 3.49 crore to Rs 7.30 crore. Phase I is under construction, and the latest HRERA completion date is 31 October 2033.

Six towers, eight plans and the price

The 10.8-acre HSIIDC plot is registered with HRERA in three phases. Phase I (HRERA GGM/1014/746/2025/117) has Towers 3 and 4 and Phase II Towers 1 and 2, with 182 homes each; Phase III holds the last 178. All sizes are RERA carpet; Ashiana quotes no super area. Most homes follow four plans. The 1,057 sq ft 3 BHK starts at Rs 3.49 crore, the 1,259 and 1,223 sq ft 3 BHK at Rs 4.20 and 4.25 crore, and the 1,521 sq ft 4 BHK at Rs 4.93 crore. Each phase adds a few 4 and 5 BHK homes on the 20th floor and duplexes at ground level. The starting price is about Rs 33,000 per sq ft of carpet.

A learning hub beside the clubhouse

Ashiana sells this as curated kid-centric housing. Its learning hub, next to the clubhouse, holds reading, art and craft, music, dance, workshop and study rooms. A full-time coordinator runs the Live and Learn programme there. The clubhouse has an infinity pool with a kids' pool, a gym, squash and badminton courts and a cafe. Outside are a football field, tennis, pickleball and basketball courts, a box cricket arena and a skating rink. Ashiana says over two-thirds of the site stays open, with Miyawaki forest patches and an amphitheatre.

Roads, schools and hospitals around Sector 80

The site sits at the corner of a 30 m road and the 84 m sector road that Ashiana's map marks as the proposed Naurangpur Road. By Ashiana's estimates, Karma Lakelands is five minutes away, St. Xavier's High School in Sector 81 eight and Miracles Apollo in Sector 82 nine. Charges on top, water and dates to weigh

The price includes two parking spaces, club access and EDC/IDC. GST and registration are extra, and the possession charges, mostly a maintenance deposit and a year's maintenance in advance, add about Rs 3.3 lakh with GST on a 1,057 sq ft home. Tankers supply water at the residents' cost until the government line is laid. Ashiana targets July 2030 for completing Phase I, but the HRERA date for Phases I and II is October 2033. Payment Plan

Ashiana offers two plans for Phases I and II. Both start with 10% of the total cost at booking and 10% within 45 days.

  • Construction-linked plan: 10% each on casting of the ground, 6th, 12th, 18th and 23rd floors, 10% at the start of flooring in the flat, 10% when the occupation certificate is applied for, and the last 10% with the possession charges 30 days before possession is offered.
  • Possession-linked plan: 30% on casting of the 23rd floor, 40% when the occupation certificate is applied for, and the last 10% with the possession charges.

The price list shows two prices for each standard plan, a few lakh apart; we confirm which one applies to the plan you choose. GST, stamp duty and registration are extra. IFMS, 12 months of maintenance, documentation and upfront water charges are paid at possession. Phase III gets its own price list when Ashiana releases it.
