DLF New Town Heights 2 is a ready-to-move apartment project by DLF in Sector 86, Gurgaon, on the DLF Garden City land that also holds The Skycourt. It has 3 and 4 BHK homes of 1,845 to 3,300 sq ft: 1,198 homes in 13 towers of 22 floors on about 29 acres. Resale prices run from about Rs 1.97 crore to Rs 3.54 crore, around Rs 10,700 per sq ft of super area (October 2026). The towers were completed before RERA, so there is no registration number. Every home here is bought from an owner, not from DLF.

Plan sizes from 1,845 to 3,300 sq ft

Five plans are on this page. The 3 BHK comes in 1,845, 1,930 and 2,230 sq ft; the 4 BHK in 2,630 and 3,300 sq ft. All sizes are super area, the figure DLF sold on. Carpet area is not published for this phase, so we measure the unit you shortlist before you pay a token. The 22 floors give a wide choice of height. Most sellers are allottees from the launch years, so ask for the registered conveyance and the chain of transfer papers.

What a resale buyer should check

Ask for the conveyance deed, the latest maintenance receipt and the electricity bill in the seller's name. Many homes have been let out for years. Check the kitchen fittings, the bathroom seals and the balcony waterproofing on the visit. Some owners have added air conditioning and modular kitchens, so two units of the same plan can differ by a few lakh. Take the current monthly maintenance charge, and who collects it, in writing before you sign.

Living in the Sector 86 township

The clubhouse, swimming pool, gym, jogging track, children's play area and parks are inside the gates. By road the site is about 6 km from NH-48 at Kherki Daula and about 6 km from IMT Manesar, whose staff rent here. The Dwarka Expressway at Sector 37D is about 9 km, DLF Cyber City about 25 km and IGI Airport Terminal 3 about 36 km. There is no metro within walking distance yet, so a daily Cyber City commute needs a car.

Who it suits, and the alternatives

It suits a family that wants a large, lived-in DLF society at the sector's lowest rate, or an investor buying for the Manesar rental market. It does not suit a buyer who wants a new building or a short drive to the metro. In the same sector, DLF The Skycourt is newer, 3 BHK only and at a higher rate.
