DLF Regal Gardens Overview

DLF Regal Gardens is a delivered high-rise project by DLF Home Developers in Sector 90, Gurgaon, within the DLF Garden City township in New Gurgaon. It has 3 and 4 BHK flats of 1,693 to 2,215 sq ft in 8 towers of 29 floors on about 11 acres, 562 homes in all. Resale homes start at about Rs 2.11 crore, around Rs 12,500 per sq ft of super area (October 2026). DLF launched it in March 2012 and handed the flats over by early 2018. Every unit here is a resale.

Why it asks more than the towers across the road

At about Rs 12,500 per sq ft it costs more than the New Town Heights towers in the same sector. The reasons are visible: a compact site of 11 acres, taller towers with longer views over the plotted colony, and a later handover, so the flats are newer. The 3 BHK of 1,693 to 1,818 sq ft runs from about Rs 2.11 crore to Rs 2.27 crore. The 4 BHK of 2,215 sq ft asks about Rs 2.77 crore. A higher floor facing the greens costs a few lakh more.

Mediterranean towers and six plans that differ by 125 sq ft

DLF describes the eight towers as Mediterranean in style. There are six plans: five 3 BHK layouts of 1,693, 1,702, 1,719, 1,744 and 1,818 sq ft, and one 4 BHK of 2,215 sq ft. The 3 BHK plans differ by only 125 sq ft, so floor, facing and condition matter more than the plan. Listings quote super area; ask for the carpet area in writing. The club has a banquet hall, a swimming pool, a gym and sports courts.

Sector 90 to IMT Manesar, NH-48 and the city

IMT Manesar is about 6.9 km, NH-48 at the Kherki Daula toll about 5.8 km, DLF Cyber City about 23 km and IGI Airport Terminal 3 about 34 km by road. Suraj School is about 7.6 km. The nearest metro is in central Gurgaon, past the toll, so a car or a company cab is part of life here. Buyers working in Manesar find the location easy; daily commuters to Golf Course Road do not.
