DLF The Skycourt Overview

DLF The Skycourt is a ready-to-move 3 BHK project by DLF in DLF Garden City, Sector 86, Gurgaon. It has 674 homes of 1,846 to 1,930 sq ft in 10 towers of 19 floors on 12.86 acres. They sell on resale from about Rs 2.25 crore to Rs 2.36 crore, about Rs 12,200 per sq ft of super area (October 2026). The occupation certificate came on 17 July 2017, offers of possession followed from March 2018, and DLF announced the handover in August 2018. It was licensed in 2010 and 2012, before RERA, so it carries no registration number.

The sky decks that name the project

Every home is a 3 BHK of 176 to 179 sq m, and each comes with an oversized deck rather than a narrow balcony. DLF designed the decks to work as an open-air lounge, a dining space or a small home gym. Five plans of 1,846, 1,867, 1,900, 1,923 and 1,930 sq ft super area are on this page. The differences between them are small, and all are 3 BHK. With 19 floors, the upper floors look out over Garden City.

Two of everything in the club

The complex has two swimming pools, two tennis courts and two gymnasiums, so one set serves each half of the 674 homes. The clubhouse adds a multipurpose hall, a pool room, a cards room and a yoga deck. A club of this size costs money to run. Ask us for the current monthly maintenance figure and any corpus demanded on transfer. Lobbies are finished, lifts are in and the society has been lived in for several years, so a visit shows you exactly what you buy.

Getting out of Sector 86

By road the project is about 6 km from NH-48 at Kherki Daula and about 5 km from IMT Manesar, where most tenants work. The Dwarka Expressway at Sector 37D is about 9 km, DLF Cyber City about 25 km and IGI Airport Terminal 3 about 36 km. There is no metro within walking distance. Drive the stretch to the highway at 9 am before you decide, because that is the daily commute.

Resale, rent and the alternatives

A 2012 buyer paid a little over half of today's price for 1,854 sq ft, so most sellers sit on a gain and some ask above the band.
