Ashiana Amarah Overview

Ashiana Amarah is a gated township of 3 and 4 BHK flats on about 22 acres in Sector 93, Gurgaon, built by Ashiana Housing. It is under construction in five phases, each with its own HRERA registration, starting with GGM/590/322/2022/65 for Phase I. HRERA completion dates run from January 2027 to January 2030. Ashiana's price list of 21 September 2026 runs from Rs 2.60 to 4.25 crore.

Five phases, 21 towers and 1,200 homes

Phase I and IA hold Towers 1 to 4 with 224 homes, and Phases II and III add eight more towers with 224 homes each. Phase 4 has 280 homes in Towers 13 to 17, and Phase 5 has 248 homes in Towers 18 to 21. Most towers have homes on 14 floors above stilt parking. Tower 18, the 4 BHK tower, rises to 20 floors. A sixth registration covers a nursery and primary school site by the main gate.

Carpet sizes and Ashiana's prices

Ashiana sells by RERA carpet area and quotes no super area. The Lavender Premium 3 BHK with two toilets is 1,000 sq ft, at Rs 2.60 to 2.93 crore. The Tulip+ 3 BHK with three toilets is 1,205 sq ft, at Rs 2.99 to 3.29 crore. The Iris 4 BHK in Tower 18 is 1,444 sq ft, at Rs 3.75 to 4.25 crore, with one room drawn as a staff room. Each plan has a deck off the living room, counted in 200 to 300 sq ft of balconies outside the carpet. The start works out to about Rs 26,000 per sq ft of carpet, so compare other projects by carpet too.

A township planned around children

This is one of Ashiana's kid-centric projects. A five-room learning hub covers reading, art and craft, music, dance and workshops, with instructors running the Live and Learn activities. A play street between the towers has a treehouse, hopscotch, a maze and a water-play fountain. The club has a pool and kids' pool, a gym, a futsal court, a skating rink, billiards, table tennis and a party hall. Outside are tennis and half basketball courts, cricket nets, a yoga lawn and a dog area, set in 6.7 acres of greens.

Getting around, and what to weigh

Sector 93 is one of the New Gurgaon sectors, south of the Multi-Utility Corridor and close to Pataudi Road. Ashiana puts JMS Crosswalk about 500 m away and RPS International School 3.4 km. By road the Dwarka Expressway is about 7 km, NH-48 about 9 km and DLF Cyber City about 23 km. Water comes by tanker, at a shared cost, until the government supply arrives. Ashiana's price list of 21 September 2026 offers three ways to pay for homes in Phases 4 and 5. The price of the same home changes with the plan chosen and with the floor.

  • Possession-linked plan (Phases 4 and 5): 10% on booking, 20% within 90 days, and 70% with the possession charges 30 days before the offer of possession.
  • Time-bound plan (Phases 4 and 5, except Tower 18): 10% on booking, 10% in 45 days, 20% each at 130, 210 and 300 days, 10% when the occupancy certificate is applied for, and 10% with the possession charges.
  • Construction-linked plan (Tower 18): 10% on booking, 10% in 45 days, then 10% each at the ground, 5th, 10th, 14th and 20th floor slabs, at flooring, and when the occupancy certificate is applied for, and the last 10% with the possession charges.

Possession charges are paid within 30 days of the offer of possession: documentation of Rs 23,600, upfront water charges of Rs 6,805 to Rs 9,573, twelve months of maintenance in advance and an interest-free maintenance security of Rs 76,750 to Rs 1,13,600, by flat type. Ashiana estimates monthly maintenance at Rs 8,800 for the 1,000 sq ft plan, Rs 10,492 for the 1,205 sq ft plan and Rs 12,384 for the 4 BHK, plus GST, before water use. GST, stamp duty and registration are extra, and 1% TDS applies. Ask us for the current cost sheet for your tower and floor.
