Spa, sauna and 1.6 km of walking tracks

The name comes from the spa and sauna in the clubhouse, which also holds a multi-purpose hall, a cafeteria and an indoor gym. There are a swimming pool and a kids' pool, courts for basketball, tennis and badminton, cricket nets and a skating rink. Jogging and walking tracks total 1.6 km around the greens. More than 300 families live here, so all of it is running and a visit shows how well it is kept.

Sector 81 off NH-48: the daily commute

From the gate it is 5 to 10 minutes to NH-48, Delhi Public School, Rockland Hospital and the Sapphire 83 mall. IGI Airport, Golf Course Road, Cyber City and the HUDA City Centre metro are 20 to 30 minutes. The trade-off is plain: large homes and open water at a Sector 81 rate, but every office trip is a highway drive.

Resale, rent and the papers to check

All sales here are resale, so the price moves with the floor, the view of the green and the seller's urgency. There is no HRERA registration; the occupation certificate is the paper to see. Ask for it, the seller's conveyance deed and a no-dues letter from the RWA before paying a token.
