DLF New Town Heights Sector 91 is the Sector 91 phase of New Town Heights, a delivered high-rise project by DLF in the Garden City township of New Gurgaon. Three phases, one name: which one you are looking at

DLF sold New Town Heights across Sectors 86, 90 and 91 under one name, so listings mix the phases up. This page is the Sector 91 site, the smallest of the three and the closest to IMT Manesar at about 6.3 km. The Sector 90 phase has 13 towers on 32 acres and the Sector 86 phase 13 towers on 29 acres. This one has nine towers on 14 acres. When a seller says New Town Heights, ask which sector first.

Resale rates, and the finish DLF specified

Asking prices sit at about Rs 10,900 per sq ft, a shade above the Sector 90 phase at Rs 10,700. The 3 BHK starts near Rs 2 crore, the 2,230 sq ft 4 BHK about Rs 2.43 crore and the 2,630 sq ft 4 BHK about Rs 2.87 crore. DLF's specification sheet gives vitrified tile floors in the living areas and laminated wood in the bedrooms, with imported marble in the 2,630 sq ft type. Many owners have since changed kitchens and floors, so judge the flat in front of you, not the sheet.

NH-48 at the Kherki Daula toll is about 8.3 km, DLF Cyber City about 25.2 km and IGI Airport Terminal 3 about 36.2 km by road. There is no metro nearby; a car is a must.

Who should buy here, and the papers to check

It suits a Manesar professional who wants a large, delivered DLF flat without a toll on the way to work, and a family that prefers a smaller society. It does not suit a daily commuter to Cyber City or Golf Course Road. On a resale, check the conveyance deed or allotment chain, the society's no-dues certificate and the parking allotment.
