Eldeco Fairway Reserve Overview

Eldeco Fairway Reserve is an under-construction project by Eldeco in Sector 80, Gurgaon, about 1.5 km from NH-48 on the Manesar side of New Gurgaon. It holds 324 homes of 3 and 4 BHK in six towers on 8.34 acres, from about Rs 1.99 crore at Rs 16,500 per sq ft. HRERA registration GGM/880/612/2024/107 is valid to 30 December 2029. Construction started in September 2024.

Six towers and 324 homes on an HSIIDC plot

Eldeco bought the 8.34-acre plot at an HSIIDC auction in July 2023, and HRERA registered it as one whole, not in phases. Six residential towers and one EWS tower stand on it: 324 homes for sale, 52 EWS units and four shops. Parks and playgrounds take 16,044 sq m, almost half the site, and the clubhouse has its own 1,440 sq m plot.

Carpet areas from 1,211 sq ft and the price

The smaller type has 1,211 sq ft of carpet area and 130 homes. The middle type has 1,605 sq ft with another 130, and the larger type 1,965 sq ft with 52 homes. Twelve penthouses run from 2,328 to 3,751 sq ft carpet. At Rs 16,500 per sq ft the regular homes work out to about Rs 1.99 crore to Rs 3.25 crore (October 2026). Homes are sold on carpet area, and HRERA requires the quoted total to include EDC and IDC.

Aravalli views, 25 amenities and half the site as parks

Eldeco's list has 25 amenities: a swimming pool and kids' pool, gym, squash and badminton courts, lawn tennis, basketball, a cricket practice net, billiards and a cards room. Outdoors are a cycling track, a reflexology path, an outdoor fitness court, an amphitheatre, a party lawn and a forest alcove. The site looks towards the Aravalli hills, and with half the plot kept as parks most homes get open views.

Sector 80 between NH-48 and Karma Lakelands

NH-48 is about 1.5 km away and the Manesar toll plaza 3.5 km. Vatika Town Square and the Sector 82 market are 2 km, RPS International School 3.5 km and the Southern Peripheral Road 4 km. Karma Lakelands, the golf resort that holds Sobha Aranya, is 2.5 km down the road. The sector suits a buyer working in Manesar, IMT or along NH-48.

Power lines, external services and what to check

Two 66 kV power lines crossed two of the six towers at registration. HSIIDC is to move them underground, and Eldeco undertook not to sell those towers until then. Ask which towers these were and see the shifting letter before booking in them. Water and sewer connections also come from HSIIDC, with no firm date given.
