M3M Golf Hills Overview

M3M Golf Hills is an under-construction high-rise project by M3M India in Sector 79, New Gurgaon, between NH-48 and the Aravalli foothills. It offers 2.5, 3.5 and 4.5 BHK homes of 1,310 to 2,685 sq ft. Prices run from about Rs 1.83 crore to Rs 3.76 crore, around Rs 14,000 per sq ft (October 2026), with Phase 1 due by February 2031. HRERA Gurugram registered Phase 1 as GGM/704/436/2023/48 on 29 March 2023 and Phase 2 as GGM/809/541/2024/36 on 1 April 2024.

Two phases, 16 towers, 1,899 homes

Phase 1 covers 20.04 acres of a 53.38-acre licensed site: 11 towers and 1,309 homes, with plans drawn up to the 30th floor. Phase 2 adds 5 towers and 590 homes on 14.64 acres, and the licensed land now runs to 75.35 acres. The Phase 2 certificate carries a completion date of 31 May 2030, earlier than Phase 1's 28 February 2031. Ask which phase and tower your unit sits in before you compare dates.

2.5, 3.5 and 4.5 BHK: what the half means

M3M's half-bedroom is a study or a small room without its own bathroom. The 2.5 BHK plans here are 1,310 and 1,330 sq ft. The 3.5 BHK runs from 1,665 to 2,635 sq ft, with a servant room on the larger type, and the 4.5 BHK is 2,685 sq ft. The towers stand around a golf-themed central landscape, and the upper floors are sold on their Aravalli views, so the same plan costs more on a hill-facing tower.

Club Infinity and the chip-and-putt green

The centrepiece is Club Infinity, a clubhouse with a double-height lobby and rooftop dining. Around it M3M plans a 9-hole chip and putt green, a sports arena, a pool, a gym, a boxing studio, a spa and a restaurant. None of this is built yet, so take the club size and its opening date in writing. A club of this scale also sets the monthly maintenance, which M3M has not published; ask for the estimate before you book.

Sector 79 today: NH-48 in, sector roads still coming

Next door are M3M's own M3M Antalya Hills floors, which are ready. NH-48 and the Southern Peripheral Road are the two ways in; the sector roads and shops are still filling in. A ready alternative in the same sector is Mapsko Mount Ville, 3 and 4 BHK on 16 acres at a lower rate. The project suits a buyer who wants a new M3M home at a New Gurgaon rate and can wait until 2031, not one who must move in within three years.
