Microtek Greenburg Overview

Microtek Greenburg is a ready-to-move apartment project by Microtek Infrastructures in Sector 86, Gurgaon, close to the Northern Periphery Road. It has 2, 3 and 4 BHK homes of 1,480 to 3,060 sq ft: 738 homes in 14 towers of 21 floors on about 14 acres. They sell on resale from about Rs 2.19 crore to Rs 4.53 crore, about Rs 14,800 per sq ft of super area (October 2026). The occupation certificate is dated 27 July 2017 and owners took possession from 2018. Larsen & Toubro built the structure, and three quarters of the site is green area.

Four plans, and which towers carry them

The 2 BHK with a study is 1,480 sq ft and sits in towers G, H, I and J. The 3 BHK comes with a servant's room at 1,895 sq ft, or with a servant's room and a study at 2,285 sq ft, in towers C, D, E, F, K and L. The 4 BHK with a servant's room is 3,060 sq ft and is found only in towers A and B, so the choice there is small. Sizes are super area as sold. Greens, pools and a putting course

Towers stand on about a quarter of the land; the rest is lawn, play zones and planting. The club has two large swimming pools, golf putting greens, a squash court, a mini theatre, a steam and sauna suite, a restaurant, a cafe lounge and a library. A club this large costs money to run, so take the current monthly maintenance rate and any pending dues on the unit in writing before you sign.

The delay history, and what it means now

Buyers of 2014 and 2015 were promised homes by the start of 2017. The occupation certificate came in July 2017 and offers of possession went out through 2018, which led to HRERA complaints. For a resale buyer that history sets the checklist. Ask for a registered conveyance in the seller's name, the possession letter, and a clear account with no unpaid delay or holding charges.

Where it sits, and the alternatives

By road the site is about 4.5 km from NH-48 at Kherki Daula and about 5 km from IMT Manesar. The Dwarka Expressway at Sector 37D is about 8 km and DLF Cyber City about 25 km. It suits a family that wants a 2 BHK with a study or a big 4 BHK in a green, low-cover society, and a landlord renting to Manesar staff.
