What a resale flat here costs

The 3 BHK of 1,845 sq ft starts near Rs 1.97 crore; the 1,930 sq ft layout sits a little above it. The 4 BHK of 2,230 sq ft runs to about Rs 2.39 crore and the 2,630 sq ft type to about Rs 2.82 crore. Early buyers hold their flats at a low cost, so a vacant unit usually has room to negotiate. Compare the rate per sq ft with Regal Gardens across the road before you settle.

Type 1, Type 2 and Type 3: the layouts DLF sold

DLF sold the homes as three types. Types 1 and 2 are the 3 BHK flats, with vitrified tile floors in the living areas and laminated wood in the bedrooms. Type 3 is the 4 BHK of 2,630 sq ft, finished in imported marble, with 8 KVA power backup against 6 to 7 KVA in the smaller flats. Getting to IMT Manesar, NH-48 and Cyber City

IMT Manesar is about 6.4 km, so many owners here work in the industrial belt. NH-48 at the Kherki Daula toll is about 5.4 km. From there DLF Cyber City is about 22.9 km and IGI Airport Terminal 3 about 33.9 km by road. There is no metro within reach; the nearest stations are in central Gurgaon, past the toll. If your office is on Golf Course Road, count the toll and the drive before you buy here.

Who it suits, and the papers to check on a resale

It suits a family that wants a large, delivered DLF flat at a New Gurgaon price, or a buyer who works in Manesar. It does not suit someone who needs a metro or a short run to Cyber City. Check the seller's conveyance deed or allotment chain, the society's no-dues certificate and the tower's occupation certificate.
