DLF The Primus Overview

DLF The Primus is a completed high-rise project by DLF in Sector 82A, Gurgaon, within the DLF Garden City township near NH-48. Its 624 apartments of 3 and 4 BHK, 1,799 to 2,576 sq ft, sell on resale from about Rs 3.05 crore, around Rs 17,000 per sq ft (October 2026). DLF launched it in 2012 and handed over every home by February 2018. It carries no HRERA registration number.

From the 2012 launch to the 2018 handover

DLF Home Developers delivered the 624 homes in nine towers of up to 32 floors on about 12 acres. The handover was announced in February 2018 together with Regal Gardens, its sister project in Sector 90. Both sit inside DLF Garden City, a township of about 243 hectares. A completed project removes construction risk but brings its own checks. Ask for the occupation certificate of your tower, the conveyance deed and a no-dues letter, and look at the lifts and common areas, now several years old.

Four plans are on this page: 1,799, 2,086, 2,273 and 2,576 sq ft of super area. The 3 BHK homes are the two smaller plans and the 4 BHK homes the two larger. DLF quoted 1,818 to 2,606 sq ft at handover, so a seller's papers and a portal figure may differ slightly; go by the builder-buyer agreement. Fit-outs vary widely in a project of this age. Ask what the home was handed over with and what was added since.

DLF The Primus price and resale

Asking prices run around Rs 17,000 per sq ft. A 3 BHK starts near Rs 3.05 crore and a 4 BHK goes up to about Rs 4.38 crore. Every home is a resale, so the price follows the seller's floor, facing, condition and urgency rather than a list. Early buyers paid 2012 launch rates, so most sellers sit on a gain. Budget separately for transfer charges, club membership and registration charges. Next door, DLF The Ultima sells at a similar rate with bigger homes, and DLF The Skycourt in Sector 86 is the cheaper DLF option.

The Garden City club, the drive and the next step

Residents use the Garden City clubhouse: a banquet hall, swimming pool, lounge, gym, movie theatre, billiards, a squash court and tennis courts. NH-48 at Kherki Daula is about 4.1 km and IMT Manesar is the nearest office belt. DLF Cyber City is about 21.5 km and IGI Airport about 29.6 km by road.
