ATS Marigold Overview

ATS Marigold is a 3 BHK apartment project by ATS in Sector 89A, Gurgaon, in village Harsaru off the Dwarka Expressway. Tower 1 received its occupation certificate on 16 June 2023 and owners there have moved in. Homes of 1,750 to 2,650 sq ft sell from about Rs 2.06 crore to Rs 3.13 crore, about Rs 11,800 per sq ft of super area (October 2026). It is registered with HRERA Gurugram as 55 of 2017, on DTCP licence 87 of 2013, with 6 towers of 22 floors on 11.13 acres. Work on the remaining towers is in the final finishing stage.

A nine-year wait, and why that matters

Buyers who signed in 2014 were promised their homes by October 2018. Construction stalled and the project was taken into the Government of India's SWAMIH fund, managed by SBI Capital. That money finished Tower 1 and the EWS block first. HRERA has decided a series of delay complaints against the developer. A seller who booked in 2014 may have interest or compensation claims attached to the unit; make sure they stay with the seller. And a unit in a tower without its own occupation certificate is still a booking, not a home.

Three plans of 1,750, 2,150 and 2,650 sq ft

The smallest 3 BHK, Type C, is 1,750 sq ft of super area with about 1,480 sq ft of built-up area, a fair ratio for Gurgaon. The 2,150 sq ft plan and the 2,650 sq ft Type A are the larger 3 BHKs for a family that wants more living space. With 22 floors, the floor you pick changes the price. The drawings are on this page. Club, gardens and the road out

The clubhouse has a swimming pool and a gym. In the grounds are a tennis court, a basketball court, a jogging track, a butterfly garden and a children's play zone. By road the Dwarka Expressway at Sector 37D is about 5 km and NH-48 at Kherki Daula about 7 km. DLF Cyber City is about 21 km and IGI Airport Terminal 3 about 30 km. The sector road through Harsaru is the daily route; drive it once at office hour.

Who should buy here

It suits a buyer who wants a new ATS-built 3 BHK near the Dwarka Expressway at a resale rate and can read the papers tower by tower. It does not suit anyone who needs a fully handed-over society today. Check the occupation certificate for your tower, the conveyance status, the dues on the account and the maintenance agency.
