ROF Normanton Park Overview

ROF Normanton Park is a plotted colony by ROF Group in Sector 36, Sohna (village Dhunela), next to the Gurgaon-Sohna Highway. It has 233 plots developed under Deen Dayal Jan Awas Yojana (DDJAY), Haryana's scheme for small plotted colonies. Plots and low-rise floors beside the highway

Normanton Park sits right by the highway, which makes it one of the easier DDJAY colonies in Sohna to reach from Gurgaon. The renders show stilt plus four-floor buildings along tree-lined streets and a central green; ROF is also building a small shopping block, Normanton Mall, beside the colony under a separate registration. Buyers can buy a plot and build, or buy a floor, with each floor registered separately.

Thirty-plus plot sizes, and the common ones

HRERA lists plots in more than thirty sizes, from about 98 to 179 sq yd. The common sizes, shown on this page with the layout, are about 144, 151, 154, 160, 164, 167, 168 and 177 sq yd. A few single plots of other sizes are sold on request. Plots are priced at about Rs 2 crore to Rs 3.4 crore, so at about Rs 198,000 per sq yd a 151 sq yd plot costs near Rs 2.99 crore and a 177 sq yd plot near Rs 3.5 crore, before registration. Floors built on these plots have been offered in sizes of about 1,155 to 1,415 sq ft.

Registration and highway frontage

Completion is due from September 2026, when the colony's registration also runs out. Plots trade on resale and from the builder. Distances from ROF Normanton Park: NH-248A about 0.3 km, GD Goenka World School 3.5 km, Signature Global Infinity Mall 0.4 km, Civil Hospital Sohna 6.2 km. Further out, the Sector 55-56 Rapid Metro is about 20 km, DLF Cyber Hub about 28 km and IGI Airport Terminal 3 about 36 km.
