Most plots in Sohna are sold in DDJAY colonies. DDJAY, the Deen Dayal Jan Awas Yojana, is Haryana's scheme for small plotted colonies: plots of roughly 100 to 180 sq yd, each allowed a stilt plus four-floor building, with each floor registered separately. The other kind is a plot inside a large township, such as Central Park's Mikasa plots, which are bigger and cost more.

The Sohna plot rate in these colonies ranges from about Rs 1.14 lakh per sq yd to about Rs 2 lakh near the highway, and about Rs 2.5 lakh inside Central Park. Prices below are builder prices for new plots and resale prices for sold ones, before registration and the cost of building.

A plot costs less at the start and lets you design the home, but you pay for construction and wait a year or more. A floor built by a developer costs more per sq ft of land, but you can move in sooner and the approvals are the builder's job.

Which Sohna colony is closest to Gurgaon?

Sector 36

ROF Normanton Park: DDJAY plots on the highway

ROF Normanton Park is the easiest DDJAY colony in Sohna to reach from Gurgaon, right beside the highway in Sector 36. HRERA lists 233 plots in more than thirty sizes; the common ones are about 144 to 177 sq yd. Plots are priced at about Rs 1.98 lakh per sq yd, so a 151 sq yd plot costs about Rs 3 crore. Floors built here have been offered at about 1,155 to 1,415 sq ft.

It suits a buyer who values the short drive over the price. The trade-off is highway noise for plots near the road, and a higher rate than colonies further in. Signature Global Park, next door, sells ready-built DDJAY floors with lifts if you would rather not build.

Sector 35

Pyramid Spring Valley: a colony that is already built

Pyramid Spring Valley in Sector 35 was launched in 2019, and its roads, parks, street lights and sewage lines are done. HRERA lists 162 plots in seven sizes, from about 104 to 168 sq yd. Plots now trade at about Rs 1.69 lakh per sq yd, well above their 2019 launch rate, so a 104 sq yd plot costs about Rs 1.76 crore.

It suits a buyer who wants to start building now. The trade-off is the higher price of a finished colony. Ireo Savannah, a larger DDJAY colony of 549 plots in the same sector, is still being developed and trades at about Rs 1.14 lakh per sq yd.

Sectors 4 and 5

Meffier's colonies: Golden Park and Garden Avenue

Meffier Golden Park in Sector 4 has 324 plots of about 125 to 175 sq yd, with its roads, courts and parks already in place. Plots are priced at about Rs 1.5 lakh per sq yd, so a 125 sq yd plot costs about Rs 1.9 crore. Meffier Garden Avenue in Sector 5 is a new colony of 153 plots, from about 80 to 179 sq yd, registered in October 2025 with completion due in July 2029.

They cost less than the colonies on the highway, and the trade-off is distance: Sectors 4 and 5 lie past Sohna town. HRERA also recorded that the Sector 5 colony is reached for now by a narrow revenue road until the planned sector road is built, so ask about it before you buy.

Sector 32

Central Park Mikasa: large plots inside a township

Central Park Mikasa Plots are not DDJAY plots. They are larger plots, mostly about 300 and 375 sq yd, inside Central Park Flower Valley, with a clubhouse for plot owners and the township's stable, cricket ground and restaurants. They trade at about Rs 2.5 lakh per sq yd, so a 300 sq yd plot costs about Rs 7.5 crore.

They suit a buyer who wants to build a large independent house with township facilities around it. The trade-off is the price, well above the DDJAY rate, and the time and cost of building.
