Why SPR Road Is Emerging as Gurugram’s New Golf Course Road
SPR Road is emerging as Gurugram’s next premium growth corridor due to its strong connectivity, major road upgrades, luxury townships and proposed Metro access. While it has not yet matched Golf Course Road’s maturity, its long-term potential is increasingly attracting homebuyers, developers and investors.
For nearly two decades, Golf Course Road has represented premium living in Gurugram. Luxury residences, corporate offices, rapid-transit connectivity, five-star hotels, established retail and affluent neighbourhoods helped it become one of NCR’s most desirable property markets.
Today, a similar conversation is developing around the Southern Peripheral Road, commonly known as SPR Road.
SPR is increasingly being described as Gurugram’s “new Golf Course Road” because it is changing from a connecting road into a larger residential, commercial and lifestyle corridor. Major infrastructure projects, luxury housing developments, integrated townships and rising institutional interest are collectively reshaping this part of the city.
However, the comparison must be understood correctly.
SPR has not yet reached the maturity, occupancy, public-transport coverage or commercial depth of Golf Course Road. It is better described as a younger growth corridor showing several characteristics that helped Golf Course Road become successful.
So, why is SPR Road emerging as Gurugram’s next premium destination?
What Made Golf Course Road Successful?
Golf Course Road did not become a luxury market because of one project or one infrastructure announcement.
Its success came from the combination of:
- Premium residential communities
- Corporate offices and employment centres
- Rapid Metro connectivity
- Established schools and hospitals
- Hotels, restaurants and organised retail
- High-quality road access
- Strong rental demand
- Affluent end-user occupancy
This created a complete live-work-lifestyle ecosystem.
Residents could live close to their offices, access daily conveniences and enjoy a premium neighbourhood experience. Corporate activity generated rental demand, while quality housing and limited land availability supported long-term property values.
SPR is now moving towards a comparable model, although it remains at an earlier development stage.
1. SPR Connects Multiple Gurugram Growth Corridors
SPR’s biggest advantage is its strategic position.
Rather than depending on one office district or one expressway, it connects several major parts of Gurugram. The corridor provides access towards Golf Course Extension Road, Sohna Road, NH-48, New Gurugram and the wider Dwarka Expressway network.
This creates connectivity with:
- Golf Course Road and Golf Course Extension Road
- Sohna Road commercial districts
- NH-48
- Manesar and industrial employment zones
- New Gurugram
- Dwarka Expressway
- Central Gurugram
- Emerging commercial development around Global City
This multi-directional connectivity is important for both residents and businesses.
A professional living along SPR may work on Golf Course Extension Road, Sohna Road, Cyber City, Udyog Vihar or Manesar. The corridor provides multiple route options instead of tying the location to one employment centre.
That is one reason premium residential demand is gradually moving towards sectors located around SPR.
2. A Major Signal-Free Road Upgrade Is Planned
One of the strongest reasons behind SPR’s changing profile is the planned road infrastructure upgrade.
In March 2026, the Gurugram Metropolitan Development Authority floated a ₹755 crore tender for the development and operation of SPR from NH-48 to Vatika Chowk through an elevated corridor, including interchanges, loops and ramps. The project is intended to improve traffic movement and create a more signal-free travel experience on this important stretch.
The road plan is significant because SPR currently faces congestion around key junctions, especially during peak office hours. Better traffic segregation, ramps and elevated movement could reduce delays and improve access between residential sectors, NH-48 and the wider city.
For real estate, reliable travel time often matters more than map distance.
A property may appear close to an office hub, but its practical value is reduced if residents regularly face traffic bottlenecks. A successfully executed elevated-road project could therefore improve the daily experience of living along SPR.
However, buyers should remember that a tendered project is not the same as a completed road. Construction timelines, traffic diversions and execution quality will remain important.
3. Drainage and Basic Infrastructure Are Being Upgraded
Premium housing cannot function effectively without basic infrastructure.
Sections of SPR have historically faced concerns relating to waterlogging, incomplete drainage, road shoulders and construction dust. These issues have affected the perception of several newer sectors.
GMDA has been developing a major stormwater drain along the corridor. As of February 2026, approximately 75% of a key 4.6-kilometre drain was reported complete, with work intended to reduce flooding pressure in sectors around the SPR belt. Additional drainage links have also been planned in neighbouring sectors to close gaps in the network.
These projects may not receive as much attention as Metro lines or luxury towers, but they are essential for long-term liveability.
For SPR to genuinely compete with established premium corridors, road quality, drainage, pedestrian access, utilities and internal-sector connectivity must improve together.
4. Proposed Metro Connectivity Could Strengthen the Corridor
Public transport was a major contributor to the growth of Golf Course Road. The Rapid Metro made corporate and residential areas more accessible and reduced dependence on private vehicles for many commuters.
SPR may receive a similar mobility advantage through the proposed Sector 56–Pachgaon Metro corridor.
The planned route is approximately 35 kilometres long with 28 proposed stations. It is expected to connect Sector 56 with Golf Course Extension Road, SPR, Global City, New Gurugram, Manesar and Pachgaon. The detailed project report has been finalised and is awaiting final government approval.
For SPR, proposed stations around sectors such as 69, 70 and 75 could improve:
- Office-to-home connectivity
- Tenant accessibility
- Public-transport coverage
- Commercial activity near stations
- Resale convenience
- Access towards Global City and Manesar
However, the Metro is not yet under construction.
Buyers should not pay a large Metro premium merely because a project is advertised as being close to a proposed route. The final station position, project approval, funding, tendering and practical last-mile access must first become clearer.
Metro connectivity should currently be treated as a potential long-term advantage—not a guaranteed immediate benefit.
5. Large Developers Are Creating Integrated Communities
The quality and scale of development along SPR have changed considerably.
Earlier, many emerging parts of Gurugram were defined by isolated residential towers surrounded by undeveloped land. Newer SPR developments are increasingly being planned as larger communities with extensive landscaping, clubs, wellness facilities, controlled access and internal infrastructure.
DLF’s Privana township in Sectors 76 and 77 is a prominent example. DLF describes it as an approximately 116-acre integrated township, with Privana North forming a 17.7-acre phase containing six high-rise towers.
Large projects from established developers contribute more than new inventory. They can create:
- Better internal roads
- Organised landscaping
- Stronger maintenance systems
- Higher end-user confidence
- Social infrastructure
- Retail and service demand
- A recognisable neighbourhood identity
Industry reports have described SPR as one of the region’s most active real estate micro-markets, with projects worth approximately ₹50,000 crore launched since 2022 and a similar value reportedly planned for subsequent years. These are industry estimates, but they demonstrate the scale of developer interest in the corridor.
The presence of a well-known developer does not automatically make every project a good purchase. Buyers must still compare density, price, construction status, HRERA records, layout efficiency and maintenance costs.
Nevertheless, large institutional projects increase the probability that the surrounding corridor will develop into a more complete urban ecosystem.
6. Luxury Demand Is Moving Beyond Mature Locations
Golf Course Road and parts of Golf Course Extension Road have become expensive and have limited availability of fresh land.
This is naturally pushing buyers and developers towards newer corridors where larger sites and modern communities can still be created.
SPR offers:
- Newer construction
- Larger apartment formats
- Modern clubhouses
- Integrated townships
- Lower-density options in selected projects
- Better availability of large land parcels
- Access to multiple employment zones
This does not necessarily mean that SPR is inexpensive. Several new luxury projects are already being launched at substantial prices.
The real advantage is that buyers may receive a newer product, better amenities and more planned open areas than they would find in some older premium societies.
Gurugram’s luxury market has also expanded significantly. A 2026 report stated that the city recorded ₹24,120 crore in sales of homes priced above ₹10 crore during 2025, reflecting the depth of demand for high-end residential property.
Part of this demand is now flowing into developing corridors such as SPR.
7. SPR Is Moving Towards a Live-Work-Lifestyle Ecosystem
Golf Course Road succeeded because it was not merely a residential destination. It combined homes, offices, retail, hospitality and entertainment.
SPR is gradually developing a similar mix.
The wider corridor already benefits from access to commercial development along Sohna Road and Golf Course Extension Road. New office, retail and mixed-use developments are also being planned around SPR, NH-48, New Gurugram and Global City.
As more homes become occupied, demand increases for:
- Offices and co-working spaces
- High-street retail
- Restaurants and cafés
- Schools and childcare
- Clinics and hospitals
- Fitness and wellness services
- Everyday convenience stores
This creates a cycle in which housing brings customers and employees, while commercial development strengthens residential demand.
However, terms such as “Cyber City 2” should be used cautiously. SPR does not yet have the same established corporate concentration as Cyber City. It is an emerging live-work corridor, not a completed corporate district.
8. Property Prices Have Already Risen Sharply
SPR’s transformation is already reflected in residential pricing.
A June 2026 market report estimated an 18.4% year-on-year increase in average residential prices along the broader Greater SPR corridor, from approximately ₹13,725 to ₹16,249 per square foot. Another report cited substantial appreciation over a longer five-year period. These are market-level estimates and may use different project boundaries and methodologies.
Buyers should not treat one average rate as the correct price for every SPR project.

- Developer reputation
- Project age
- Construction stage
- Apartment size
- Specifications
- View and floor
- Resale supply
- Payment plan
Rapid appreciation also creates risk.
When buyers enter after a major price rise, part of the future infrastructure benefit may already be included in the asking price. The best-known project may not necessarily provide the best future return.
The right investment is one where the entry price, project quality, location and future buyer demand remain aligned.

SPR is therefore not an exact replacement for Golf Course Road today.
Golf Course Road offers established infrastructure, corporate depth and mature neighbourhoods. SPR offers newer housing, larger development opportunities and potentially greater growth—but also carries more execution and supply risk.
Is SPR Road a Good Investment?
SPR may be suitable for:
- End-users seeking modern residential communities
- Professionals working across Sohna Road, Golf Course Extension Road or NH-48
- Buyers priced out of older luxury corridors
- Investors with a five-to-ten-year holding period
- Families comfortable with a developing neighbourhood
Buyers should remain cautious when:
- Pricing depends entirely on future Metro expectations
- The project has a weak approach road
- A large number of similar units will be delivered together
- Rental yield is low compared with the purchase price
- Construction or infrastructure timelines are uncertain
- The purchase requires excessive financial leverage
Final Verdict
SPR Road is not yet the new Golf Course Road in terms of maturity, occupancy, public transport or commercial development.
However, the comparison is no longer just a marketing slogan.
Its strategic connectivity, planned signal-free road upgrade, large integrated townships, luxury housing pipeline, drainage improvements and proposed Metro corridor make SPR one of the strongest candidates to become Gurugram’s next major premium growth corridor.
The transformation is credible—but it will not benefit every project equally.
Properties with strong developers, practical road access, reasonable density, fair entry pricing and genuine end-user demand are more likely to benefit than projects depending mainly on future promises.
SPR may be following the development path of Golf Course Road, but the success of an individual investment will still depend on the project selected and the price paid.
