Tata Primanti Overview

Tata Primanti is a ready-to-move township by Tata Housing on 36 acres in Sector 72, Gurgaon, on the Southern Peripheral Road. It holds 3 and 4 BHK tower apartments, executive apartments, executive floor duplexes and villas of 2,185 to 8,500 sq ft, bought on resale at about ₹19,500 per sq ft (October 2026). Occupation certificates came in four stages between August 2016 and January 2020. The later phase is registered with HRERA as 98 of 2017, and IGBC rates the estate Platinum.

Price in October 2026: towers, floors and villas

A 3 BHK tower flat of 2,185 sq ft is about ₹4.26 crore at ₹19,500 per sq ft and the 2,550 sq ft version about ₹4.97 crore. The 4 BHK tower flats of 2,625 to 3,355 sq ft are ₹5.12 to 6.54 crore and the executive apartments of 3,300 to 3,850 sq ft ₹6.44 to 7.51 crore. The duplex executive floors of 3,250 to 4,250 sq ft are ₹6.34 to 8.29 crore. The villas of 7,000 to 8,500 sq ft work out to ₹13.65 to 16.58 crore, though villas are priced on the plot and recent asks sat near ₹12 crore.

Asks in October 2026 run from ₹16,400 to 20,400 per sq ft of super area, with portal averages between ₹18,600 and 20,050. The towers eased from about ₹19,600 at the end of 2025 to ₹18,850 by September 2026, so the price per square foot in 2025 was a little above today's. There is no 2 BHK in Primanti. Carpet area is about 63 percent of super. The price list below shows each type.

Four kinds of homes, one clubhouse of 2,647 sq m

The towers rise 22 to 40 floors with four homes per floor and a servant room in each. Executive apartments in G+9 and G+11 buildings have one home per floor, with a double-height living room and a service lift. Executive floors are duplexes, the lower with a garden and the upper with a roof terrace and plunge pool. The villas run over five levels with a private lift, pool and backyard garden. All homes have VRV air conditioning, Italian marble in the living areas and a video door phone. The clubhouse covers about 2,647 sq m, with a temperature-controlled indoor pool, an outdoor pool, a gym, a mini theatre, a spa room, a squash court and tennis courts outside. About 80% of the land is open, laid out after Delhi's Mughal gardens with five gardens, orchards and meadows. Ask for the current maintenance rate per sq ft; a large estate costs more to run than a compact tower.

SPR at the gate, the metro 8 km away

By road the Southern Peripheral Road is about 0.6 km and Sohna Road 0.7 km. Subhash Chowk is 3.1 km, Omaxe Celebration Mall 3.4 km and Medanta 6.1 km. The Tata Primanti nearest metro station is the Sector 55-56 Rapid Metro at about 8.1 km, with HUDA City Centre at 8.5 km. DLF Cyber Hub is about 16 km and IGI Airport Terminal 3 about 24 km. Intellion Edge, a 1.26 million sq ft office and retail development, stands beside the estate. The Tata Primanti pin code is 122101.

Reviews, rent and the resale check

Tata Primanti reviews from residents praise the build quality, the greens and the low density; the point held against it is age, since the first towers got their occupation certificates in 2016 and 2017. A 3 BHK tower flat rents at ₹75,000 to 1 lakh a month, a 4 BHK flat or executive floor at ₹85,000 to 2 lakh and a villa at ₹2.4 to 2.5 lakh. The deposit is two months, with maintenance of ₹10,000 to 16,000 a month on top.

On resale, check which phase the home is in. Towers 1 to 4, executive apartments 1 to 6, executive floors 1 to 15 and the villas were delivered before the RERA Act, with occupation certificates of August 2016 and June 2017. Towers 5 to 7, executive apartments 7 and 8 and executive floors 16 to 31 are phase 2 under HRERA 98 of 2017. Tower 2 and tower 4 are phase 1 towers of 22 to 40 floors, four homes a floor.
