Tulip Melrose Overview

Tulip Melrose is Tulip Infratech's four-tower project under construction on the Southern Peripheral Road in Sector 70, Gurugram, by Tulip Infratech, the third of its Platinum collection after Monsella and Crimson: towers of 38 floors on 7.5 acres with 608 homes of one type, a 5 BHK with study and powder room of 3,216 sq ft, four to a floor, joined by a sky terrace about 475 ft up. The working rate in October 2026 is about ₹15,000 per sq ft of super area, about ₹4.82 crore a home, with completion registered for December 2033.

A whole floor to yourself

With one home per floor, there is no shared landing and light comes from every side. The carpet area is about 1,919 sq ft, with about 540 sq ft of balconies. A few homes are slightly larger. Only 152 families share 7.5 acres, so the lifts, lobbies and gardens never feel crowded. The clubhouse runs across the ground floors of all four towers. A sky terrace on top has a pool, a yoga deck and a lounge facing the Aravallis.

The Tulip Melrose price in October 2026. The carpet area

Tulip has not published a price list. Its site and the portals say price on call. The first asks in November 2025 were ₹4.42 to 4.61 crore, portal asks in October 2026 run ₹4.42 to 5.15 crore. Agents resell early allotments at ₹4.82 to 5.65 crore depending on floor and facing. We quote ₹15,000 per sq ft as the working rate, about ₹4.82 crore, between the portal and the resale asks. The price list below gives the asks seen. Sun-facing homes carry a charge of about ₹750 per sq ft and other charges add about ₹27 lakh.

The official plan gives a carpet area of 1,919 sq ft (178.29 sq m) with 540 sq ft of balconies, about 60 percent of the 3,216 sq ft super area, so compare quotes on one basis. A few homes of 1,966 sq ft carpet and ten penthouses complete the mix.

Club, pool and sports

Residents get an indoor pool, a badminton court, a banquet hall and a lobby lounge. Gardens with water features and walkways link the towers. By road, AIPL Joy Street is 6.0 km, Subhash Chowk 6.5 km and Medanta 9.4 km. DLF Cyber Hub is 19.4 km and IGI Airport Terminal 3 about 26.1 km.

Registration 110 of 2025, the build. The wait

Melrose is registered with the Haryana RERA as 110 of 2025, certificate RC/REP/HARERA/GGM/1007/739/2025/110 dated 7 November 2025, in the name of Premium Infratech LLP, on licence 156 of 2024 of 17 November 2024 for 7.5 acres. It was filed as Tulip TOD 2 and renamed at the hearing of 3 November 2025, which also brought the completion date forward to 31 December 2033. The registry lists 152 homes against each of the four towers, 608 in all, which matches Tulip's count of 608 with ten penthouses. Portals print 500 to 624 and 7.85 acres. Tulip reported the raft foundations cast in June 2026 and an investment of ₹1,100 crore. Possession on the registration is December 2033, two to three years after the dates brokers quote.

Tulip sells Melrose on a 35:35:30 plan: 35 percent at booking and within 120 days, 10 percent at the tenth-floor slab and 25 percent at the super-structure, and 30 percent at offer of possession, with GST at 5 percent, about ₹27 lakh of other charges and a sun-facing charge of about ₹750 per sq ft on top. The HRERA registration is in the name of Premium Infratech LLP, a Tulip company, and requires sale on carpet area. Ask us for Tulip's current schedule and the tower open for sale before you book.
