DLF Alameda Overview

DLF Alameda is a gated plotted township by DLF in Sector 73, Gurgaon, on the Southern Peripheral Road just south of the NH-48 cloverleaf. The layout covers about 114 acres and is almost entirely residential plots, in six sizes from about 150 sq yd to about 999 sq yd. DLF has built independent floors on a small part of it, registered with HRERA Gurugram as GGM/491/223/2021/59, and a newer parcel, Alameda Central, as GGM/632/364/2022/107. Everything else is land: a buyer picks a plot and builds.

Six plot sizes on one layout

The DLF Alameda map and layout plan show six plot types: about 150, 250, 299, 538, 700 and 999 sq yd. The two smaller sizes suit a family home of ground plus two or three floors; the 538 and 700 sq yd plots take a large house with a garden; the 999 sq yd plots are bungalow plots. Wide 24 m avenues run north to south, a 60 m road forms each of the north and south edges, and a commercial belt lines the Southern Peripheral Road on the west. The plan also reserves two primary school sites, a healthcare centre and community shops.

Plot price today

Plots on resale trade at about Rs 3,50,000 per sq yd. A 150 sq yd plot costs near Rs 5.25 crore, a 250 sq yd plot near Rs 8.75 crore, a 538 sq yd plot near Rs 18.83 crore and a 999 sq yd plot near Rs 34.97 crore. Corner plots, park-facing plots and plots on the 24 m avenues ask more than inner plots of the same size. Transfer and registration charges come on top. DLF sold the original allotments years ago, so DLF Alameda plots resale is the only way in: every plot changes hands from an owner, and we quote plot by plot with the plot number on the layout.

A finished, gated township

The township is walled, with controlled gates and round-the-clock security. Power cables run underground and storm drains are in place, so a plot buyer gets road, water, power and drainage at the plot edge. Reviews from owners praise the upkeep and the gates; the complaint is the entry price.
