Residential plots in Gurgaon are rarer than flats. Most of the city's new land is sold as towers. The few developer-run plotted townships were allotted years ago, so today almost every plot changes hands from an owner, not from the builder. That is good news for a buyer. The roads, drains and gates are finished, you can stand on the plot you are buying, and you can see what your neighbours have built. The price for that certainty is high. In the four townships below, plots run from about Rs 5 crore to well over Rs 30 crore.

Which plotted townships does this guide cover?

This guide compares the four gated plotted townships we sell in: DLF Alameda on the Southern Peripheral Road, Emaar Emerald Hills off Golf Course Extension Road, BPTP Astaire Gardens in Sector 70A and BPTP Amstoria on Dwarka Expressway. For each one you get the plot sizes, the going rate per sq yd, what is built around the plots and the trade-off to weigh. We do not list HUDA (now HSVP) sector plots or plots under Rs 1 crore on the city's edge. If that is what you are after, say so and we will tell you honestly what we can and cannot help with. How much does a residential plot in Gurgaon cost?

A plot is quoted per sq yd, not per sq ft. The rate moves with position as much as with the township. Within one colony a corner plot, a park-facing plot or a plot on a wide avenue asks more than an inner plot of the same size. A plot next to the service area or on a narrow lane asks less. The developer's transfer charge, stamp duty and registration come on top of the agreed price. A floor or villa already standing on a plot is priced on its own. So when you compare plots in Gurgaon for sale, compare the plot number on the layout plan, not just the headline rate.

Is the colony finished?

The second thing to compare is what the colony has finished. All four townships here have their roads, underground cabling and drainage in place, and families live there. You are not waiting for a developer to complete works. Emerald Hills is the one part-exception. Its first phase is finished, but a second phase of smaller plots has roads and services registered for completion by August 2027.

The four townships at a glance

  • DLF Alameda, Sector 73: about 114 acres on the Southern Peripheral Road, six plot sizes from about 150 to 999 sq yd, about Rs 3,50,000 per sq yd.
  • Emaar Emerald Hills, Sectors 62 and 65: villa plots of about 350 to 758 sq yd in the finished phase and about 195 to 268 sq yd in Phase 2, about Rs 3,50,000 per sq yd, 1.2 km off Golf Course Extension Road.
  • BPTP Astaire Gardens, Sector 70A: about 98 acres, plots of about 196, 250, 350 and 545 sq yd around a 3-acre central garden, about Rs 2,55,000 per sq yd.
  • BPTP Amstoria, Sector 102: a 143-acre township with 1,028 plots of 225 to 1,000 sq yd on Dwarka Expressway; plots are quoted plot by plot, and the country floors built on them trade at about Rs 15,000 per sq ft.

Can I buy a plot and a ready floor in the same township?

Yes, in two of the four. If you want to buy residential plot Gurgaon side by side with a ready floor, the two BPTP townships give you both inside the same gates. Read the four sections below for the detail, then the checklist at the end.

Sector 73, SPR

Where is DLF Alameda and what does a plot cost?

DLF Alameda sits on the Southern Peripheral Road just south of the NH-48 cloverleaf. That makes it the easiest of the four to reach from Delhi and from Sohna Road. The layout has six plot types, about 150, 250, 299, 538, 700 and 999 sq yd, on 24 m avenues with a commercial belt along the SPR. DLF built independent floors on a small part (HRERA GGM/491/223/2021/59); everything else is land.

Plots trade at about Rs 3,50,000 per sq yd. A 150 sq yd plot is near Rs 5.25 crore and a 250 sq yd plot near Rs 8.75 crore. That is the highest entry price of the four for the smallest plot. It buys the most finished colony: walls, gates, underground cabling, a fountain plaza and DLF's upkeep. Pick Alameda if you want to build soon and the SPR address matters to you; skip it if the budget is under Rs 5 crore.

Sectors 62 and 65

Which township has the largest plots?

Emaar Emerald Hills is the one to look at for a large plot. Its first phase (HRERA 162 of 2017) has villa plots of about 350, 400, 500 and 758 sq yd, with Emerald Floors standing on the smaller plots around them. A second phase (GGM/716/448/2023/60) adds about 50 acres of plots of about 195 to 268 sq yd. Its roads and services are due by August 2027. AIPL Joy Street is 1.9 km by road and the Sector 55-56 Rapid Metro about 5.8 km.

Plots sell at about Rs 3,50,000 per sq yd: a 350 sq yd villa plot near Rs 12.25 crore, a 500 sq yd plot near Rs 17.50 crore. Choose Emerald Hills if you want a big plot inside a township with its own club and school site, near the Golf Course Extension Road offices. Weigh the Phase 2 wait if you are buying one of the smaller new plots.

Sector 70A

Which Gurgaon plotted township is the cheapest per sq yd?

BPTP Astaire Gardens is a gated township of about 98 acres in Sector 70A, about 1.8 km from the Southern Peripheral Road. It is laid out in Blocks A to E around a garden of about 3 acres with a water channel and the Astaire Club. Plots were offered at about 196, 250, 350 and 545 sq yd. Many now carry BPTP's builder floors or owner-built villas, and open plots come up on resale.

At about Rs 2,55,000 per sq yd this is the lowest rate of the four. A 196 sq yd plot is near Rs 5.00 crore and a 350 sq yd plot near Rs 8.93 crore. The trade-off is the drive: DLF Cyber Hub is about 20 km, and the township sits a kilometre or two inside from the SPR. Pick Astaire Gardens if you want the garden setting and a lower rate, or if a ready floor there would also do.

Where are the residential plots in Gurgaon Dwarka Expressway side?

On Dwarka Expressway, BPTP Amstoria is the plotted township we sell in. Its plotted colony, 102 Eden Estate (HRERA GGM/415/147/2020/31), has 1,028 plots of 225 to 1,000 sq yd on about 127 acres. Around them sit the Sanctuary Club, BPTP's country floors, farm villas and two high-rise pockets, inside a 143-acre township. The expressway runs along one edge, so the airport is about a 25 km drive.

Plots here are quoted plot by plot rather than at one rate, so ask for the current figure on the size you want. The country floors built on 250 to 579 sq yd plots trade at about Rs 15,000 per sq ft, from about Rs 3.58 crore for a 3 BHK. That makes Amstoria the only township of the four where a ready home costs less than a bare plot elsewhere. Choose it for the expressway and the club. Weigh the 17 km to Cyber Hub.

What to check on any Gurgaon plot

What should I check before paying a token on a plot?

Six things, in order. First, the plot number on the developer's layout or allotment plan, so you know its facing, road width and what is on each side. Second, the conveyance deed and the chain of earlier transfers. Third, the developer's transfer charges and any dues the seller still owes. Someone pays those at registration. Fourth, the colony's building rules: how many floors, how much ground coverage, basement or not. Fifth, whether the plot carries a built floor or villa. That is priced separately and needs its own occupation certificate. Sixth, the registered completion date of any phase still under development.
