Emaar Emerald Hills Overview

Emaar Emerald Hills is a gated plotted township by Emaar across Sectors 62 and 65, off Golf Course Extension Road. It is land first: villa plots in four enclaves, with its own club, school site and nursing home. Emaar's plan was plots and villas only; the independent floors standing on many plots today were built by private developers and owners on plots they bought. Plots range from about 195 sq yd in the newer phase to about 758 sq yd for the largest villa plots. Buyers come for one reason above all: a plot of their own inside a guarded Emaar community in Sector 65.

Two phases, many plot sizes

The first phase is registered with HRERA Gurugram as 162 of 2017 and is largely built and lived in, with privately built floors and houses standing on many of its smaller plots. Its villa plots are about 350, 400, 500 and 758 sq yd. A second phase, GGM/716/448/2023/60, adds about 50 acres of plots, most of them about 195 to 268 sq yd, with its roads and services due for completion by August 2027. Both phases share one master plan, so the club, school site and shops serve everyone inside the gates. The Emaar Emerald Hills Sector 62 pocket and the Sector 65 pocket are the same township.

Emerald Hills Sector 65 plot price

Plots sell at about Rs 3,50,000 per sq yd. A plot of about 195 sq yd in the new phase works out near Rs 6.83 crore, and a 350 sq yd villa plot near Rs 12.25 crore. A 500 sq yd plot is near Rs 17.50 crore, and the 758 sq yd plots are near Rs 26.53 crore. Corner plots, park-facing plots and wider roads cost more. Every plot for sale here comes from an owner on resale, so ask for the plot number on the Emaar Emerald Hills master plan before you pay a token and see what faces it.
