Floors are priced per sq ft of the home; villas and plots per sq yd of land. That is why a villa looks cheap per sq ft but costs ten times a floor. When you compare, add the land share: a floor on a 350 sq yd plot owns a third of that land with the other two floors.

Emerald Hills is the biggest gated plotted township on the road, with its own club, school site and shops. It has three ways in.
Emaar MGF Emerald Floors are the entry point. Each building has three homes, one per floor: a 3 BHK of about 1,380 sq ft on the 267 sq yd plots, near Rs 2.21 crore, and a 4 BHK of about 1,750 sq ft on the 350 sq yd plots, near Rs 2.80 crore. The ground floor gets a private lawn; the upper floors get a terrace.
Emaar MGF Emerald Floors Premier are the larger version, with a study and a servant room, and a lift in most buildings. Homes of about 1,600 to 1,975 sq ft cost near Rs 3.01 to 3.71 crore. Check that the building you like has a lift if elders will live upstairs.
To build your own house, Emaar Emerald Hills sells plots. The Emerald Hills Sector 65 plot price is about Rs 3,50,000 per sq yd: near Rs 6.83 crore for a 195 sq yd plot in the newer phase and near Rs 12.25 crore for a 350 sq yd villa plot. Ask for the plot number on the master plan before you pay a token.
Villas
Villas on Golf Course Extension Road, Gurgaon
Villas on Golf Course Extension Road, Gurgaon, are few, and most are in two places.
Emaar Marbella in Sector 66 is the largest villa address here. It has three designs of about 5,605 to 8,120 sq ft, each with a basement, a lift and a family lounge. Villas trade at about Rs 3,90,000 per sq yd of plot, so a villa on a 267 sq yd plot costs near Rs 10.41 crore and one on a 500 sq yd plot near Rs 19.5 crore. Upkeep of a villa this size is a real monthly cost, so ask owners what they spend.
Satya The Legend in Sector 57 has a small set of 5 BHK villas of about 6,495 sq ft beside its towers, near Rs 10.39 crore. You get a villa with the club and security of a large society, right at the Golf Course Road end of the road.
Ireo City Plots in Sector 60 is the other way to a house: plots of 240 to 500 sq yd from about Rs 7.45 crore, close to Golf Course Road.
Independent floors
Independent floors on Golf Course Extension Road, from Rs 1.6 crore
Outside Emerald Hills, the independent floors on Golf Course Extension Road come in gated campuses of low buildings.
Smart World Orchard in Sector 61 has about 800 homes in four-storey buildings along tree-lined lanes, with a shopping street inside. A 2 BHK of about 1,120 sq ft costs near Rs 1.6 crore. Parking is in front of the building, not in a basement.
Signature Global City 63A in Sector 63A has 2 and 3 BHK floors in stilt-plus-four buildings around courts, with a pool. A 2 BHK of about 1,050 sq ft costs near Rs 1.72 crore. Check the parking slot in the stilt before you pay.
Laburnum Victory Floors, also in Sector 63A, has about 250 floors inside Anant Raj Estate, almost all 3 BHK with a study of about 1,700 sq ft, near Rs 2.55 crore. Handover began in December 2025, so check which building has possession.
Ansal API Esencia in Sector 67 has the lowest rate, about Rs 12,000 per sq ft: a 3 BHK floor from near Rs 1.59 crore. It is about 1.9 km off the road. Check the conveyance deed and transfer status with care.
For a new floor, Adani Brahma Samsara Vilasa in Sector 63 has 3 and 4 BHK floors with private lifts, due in December 2026, from about Rs 6.79 crore.
