Mahindra Luminare Overview

Mahindra Luminare is a three-tower enclave of 380 homes in Sector 59, Gurugram, on Golf Course Extension Road, built by Mahindra Lifespaces with a private lift lobby for every home. Towers A, B and C rise 31 floors. Homes are 2,985 sq ft 3 BHK, 3,625 sq ft 4 BHK and penthouses to 4,725 sq ft. Resale works out to about ₹25,000 per sq ft in October 2026, so a 3 BHK is about ₹7.5 crore.

Three towers, a private lobby for each home

The three towers stand in a line with gardens around them. Each home opens from its own lift lobby, so neighbours do not share a corridor.

Two of the three towers are finished and lived in, so a buyer can see the build quality first. Tower B is still being built.

3 BHK, 4 BHK and penthouses: the Mahindra Luminare price in October 2026

The 3 BHK is 2,985 sq ft of super area with about 1,624 sq ft of carpet, and the 4 BHK 3,625 sq ft with about 2,009 sq ft of carpet; both have a family lounge and a staff room. The duplex penthouses are 3,740 and 4,725 sq ft. At ₹25,000 per sq ft a 3 BHK is ₹7.5 crore, a 4 BHK ₹9.1 crore and the larger penthouse ₹11.8 crore.

Asks in October 2026 run from ₹7.05 to 7.8 crore on the 3 BHK and ₹9.5 to 11 crore on the 4 BHK. SquareYards' project average is ₹24,350, against about ₹24,600 for Sector 59. Mahindra launched the first towers in 2017 at about ₹12,260 per sq ft, so a 3 BHK bought then for ₹3.6 crore now asks twice that. The price list below shows each type.

Three phases, three registrations, and the Tower B question

Luminare was built in phases. Phase 1 is registered as 47 of 2017, dated 26 October 2017, with 120 homes and an occupation certificate from January 2019. Phase 2 is 42 of 2017, with 120 homes complete in 2021. Tower B is GGM/551/283/2022/26, dated 15 March 2022, with 140 homes and a registered completion date of August 2026. All three sit under licence 16 of 2008. Portals that quote 240, 360 or 500 homes are counting one or two phases; we confirm the tower's status when you shortlist a home.

Golf Course Extension Road is at the gate, the Sector 55-56 Rapid Metro about 5 km, Sohna Road about 4 km and the airport about 25 km by road.

Rent in Luminare, and the sample flat

A 3 BHK rents at ₹1.35 to 1.6 lakh a month, furnished to ₹1.8 lakh, and a 4 BHK at ₹1.6 to 2 lakh. The deposit is two months, with maintenance of ₹8,000 to 12,000 a month on top. That is a gross yield of about 2.2 to 2.6 percent on today's asks. Rentals are listed on the Luminare rent page.
