M3M Golfestate Overview

M3M Golfestate, which most buyers write as M3M Golf Estate, is a 56-acre golf-course township. It was built by M3M in Sector 65, Gurugram, under a kilometre from Golf Course Extension Road. Towers of up to 42 floors and 163 metres stand around a nine-hole course. The phases are Fairway West, Fairway East, Polo Suites, Panorama, St Andrews, SkySuites, Latitude and Altitude. Homes run from 2,979 to 6,450 sq ft. Resale works out to about ₹25,000 per sq ft in October 2026, so a 3 BHK is ₹7.45 crore and up.

A golf course at the centre

Graham Cooke and Associates laid out the nine-hole executive course, and the towers stand on high stilts so the ground floor stays open to the greens. Two clubhouses serve the estate, with pools, a gym, a spa and sports courts, and the roads inside are kept apart from the walking paths. Owners who play golf can walk out of their tower onto the course. Because the estate is finished and lived in, you can see the view, the sunlight and the upkeep of each tower before you choose one.

Sizes and the M3M Golf Estate price in October 2026

The 3 BHK homes are 2,979 to 4,010 sq ft, the 4 BHK 4,581 to 5,219 sq ft and the 5 BHK 5,583 to 6,450 sq ft of super area, with carpet about 63 percent of that. At ₹25,000 per sq ft a 3 BHK is ₹7.45 to 10 crore, a 4 BHK ₹11.45 to 13.05 crore and a 5 BHK ₹13.96 to 16.13 crore.

Asks in October 2026 run from ₹20,900 to 27,800 per sq ft. SquareYards' averages are ₹24,950 for Fairway West, ₹24,750 for Fairway East and ₹26,350 for Polo Suites, against about ₹20,000 for Sector 65. The M3M Golf Estate flat price therefore depends on the phase and the fairway view as much as on size. The price list below shows each type.

Phases, registrations and the M3M Golf Estate rent

The delivered towers, Fairway East with its occupation certificate of July 2017, Fairway West and Polo Suites, were licensed before the Haryana RERA Act. They sit under DTCP licences 234 of 2007, 52 of 2009 and 35 of 2010, and the RERA authority records them as not registered. The later towers inside the estate are: Latitude, 56 of 2017; Altitude, RC/REP/HARERA/GGM/821/553/2024/48, under construction; and the Trump Towers on the master plan. A search for M3M Golf Estate 2 usually means M3M Golf Hills in Sector 79, a different project.

A 3 BHK rents at ₹1.4 to 2.6 lakh a month, a 4 BHK at ₹1.6 to 3 lakh and a 5 or 6 BHK at ₹3 to 5.5 lakh. The deposit is two months, with maintenance on top. Rentals are listed on the Golf Estate rent page.

Getting around from Sector 65

The estate sits under a kilometre from Golf Course Extension Road. AIPL Joy Street is about 2 km by road, CK Birla Hospital about 4.9 km and Medanta about 7.5 km. The nearest metro station is the Sector 55-56 Rapid Metro, about 7.1 km away. DLF Cyber Hub is about 16.5 km and IGI Airport about 24.7 km. M3M Golf Estate rent draws senior staff of companies on Golf Course Road, because the drive is short and the homes are large.

Who the estate suits, and what to check

It suits a family that wants a very large ready home with golf and club life at the door. The trade-off is running cost: big homes and two clubs mean high maintenance bills, so ask for the last year's charges.
