M3M Merlin Overview

M3M Merlin is a finished community by M3M in Sector 67, beside AIPL Joy Street and about 1.8 km from Golf Course Extension Road. Ten towers and a signature Tower 7 stand around about 8 acres of greens. Homes are 3 BHK flats of about 2,025 to 2,728 sq ft, 4 BHK flats of about 3,125 to 3,341 sq ft and duplex penthouses of about 3,865 and 5,791 sq ft. It is lived in, so homes are bought on resale or taken on rent.

Towers around eight acres of greens

M3M kept the middle of the site open, so most flats look onto lawns, water and the club rather than at each other. Many 3 BHK plans add a servant room, and some add a terrace. The living and dining rooms were finished in imported marble, with engineered wood in the master bedroom. Tower 7, the signature tower of 34 floors, sold at a premium when new and still resells higher. M3M has since started a separate new tower on the site, M3M Opus, with 134 homes due by April 2030.
