BPTP Amstoria Overview

BPTP Amstoria is a plotted township of about 143 acres by BPTP in Sector 102, Gurgaon, on Dwarka Expressway. Its plotted colony, 102 Eden Estate, has 1,028 residential plots on 126.67 acres and is registered with HRERA Gurugram as GGM/415/147/2020/31. Plots run from 225 to 1,000 sq yd. On many of them BPTP has built low-rise country floors and farm villas, and two high-rise pockets, Verti Greens and Gaia Residences, stand inside the same gates. The Sanctuary Club serves the whole township.

BPTP Amstoria plots: sizes and the allotment plan

The BPTP Amstoria map and allotment plan on this page show the plot pockets, the greens and the internal roads. The 150 m Northern Peripheral Road, now Dwarka Expressway, runs along one edge and a 60 m sector road along another. Plots come in sizes from 225 sq yd to 1,000 sq yd. A plot buyer builds to their own design within the colony's building rules, usually a basement, a ground floor and up to three floors above it. Corner plots and plots facing a park or a wide road cost more than inner plots of the same size, so ask for the plot number and place it on the plan before you decide.

Floors and villas built on the plots

BPTP's country floors stand on 250, 303, 495 and 579 sq yd plots, each with a basement, a ground floor and two upper floors. A 3 BHK ground floor on a 250 sq yd plot has about 2,384 sq ft of usable area; a 4 BHK ground floor on a 495 sq yd plot has about 5,374 sq ft. Farm villas sit on 250, 495 and 1,109 sq yd plots. The Sanctuary Club

The BPTP Amstoria club, the Sanctuary Club, has a pool, gyms, a restaurant, a preview theatre, a multipurpose hall and children's rooms, with tennis, badminton and basketball courts outside. Price, rent and what to check

Floors trade at about Rs 15,000 per sq ft of usable area: a 3 BHK floor from about Rs 3.58 crore and a large 4 BHK ground floor near Rs 8.06 crore. Plots sell at about Rs 2,50,000 per sq yd: a 225 sq yd plot near Rs 5.63 crore, 300 sq yd near Rs 7.50 crore, 500 sq yd near Rs 12.50 crore and the 1,000 sq yd plots near Rs 25 crore. Corner plots, park-facing plots and wider roads cost more, so ask for the plot number on the allotment plan before you pay a token. Owners also let floors here, so BPTP Amstoria rent is easy to find for 3 and 4 BHK. The trade-off is distance: DLF Cyber Hub is about 17 km away, though the expressway makes the airport a 25 km drive. Before you pay a token, check the conveyance deed, the plot's position on the allotment plan, any pending BPTP transfer charges and, for a floor, its occupation certificate.
