Central Park Delphine Overview

Central Park Delphine is a new launch by Central Park in Sector 104, Gurgaon, on Dwarka Expressway. Six towers, A to F, hold studios, 1 bed homes, 3 bed homes of about 4,242 sq ft and 4 bed homes of about 5,559 sq ft. A sky bridge links the towers. The first phase is registered with HRERA Gurugram as GGM/996/728/2025/99, with GGM/997/729/2025/100 and GGM/998/730/2025/101 for the later phases.

From studios to 4 bed homes

Towers E and F hold studios and 1 bed homes, some with a private jacuzzi, which suit investors and single professionals. Tower C holds 3 bed homes, and Towers B and D 4 bed homes with a servant room. The floor plans on this page cover the 1 bed, 3 bed and 4 bed homes. Central Park has not published sizes for the studios yet.

A resort above the ground

The Sky Island Deck crowns the towers. Below, two clubhouses hold an outdoor pool and a jacuzzi pool, a spa and sauna, a gym and pilates studio, a bowling alley, a mini theatre, a karaoke room and an observatory. The ground is a car-free zone with a pet park, a zen garden and a kids' aqua park.

Price and payment

Homes are priced at about Rs 30,000 per sq ft of super area. A 1 bed home costs near Rs 3.08 crore, a 3 bed near Rs 12.73 crore and a 4 bed near Rs 16.68 crore. HRERA lists the first two phases for completion by 30 September 2032. Instalments follow construction.

On the expressway corner

The site fronts the expressway through a 24 m service road and an 18 m green belt, at the corner of a 60 m sector road. By road, Rajiv Chowk is 8.4 km, DLF Cyber Hub 16.7 km and IGI Airport about 24.1 km. Delphine suits a buyer who wants a branded resort lifestyle and can pay a premium. The trade-off is the highest rate in this part of the expressway. Compare Elan The Emperor or ATS Triumph. Since each tower has its own HRERA number, check the one on your allotment letter and the possession date promised for that tower. Ask us for the units open now.
