Smartworld Sky Arc Overview

Smartworld Sky Arc is a six-tower project under construction on the Southern Peripheral Road in Sector 69, Gurugram, by Smartworld Developers, the first phase of the 11.67-acre site it shares with Trump Residences: towers of 41 floors joined by an arc of sky gardens, 952 homes on 6.98 acres. Homes are 3 BHK of 2,339 to 2,567 sq ft, 3 BHK plus utility of 2,707 sq ft and 4.5 BHK of 3,270 sq ft. The working rate in October 2026 is about ₹21,500 per sq ft of super area. A 3 BHK is about ₹5.03 crore and a 4.5 BHK about ₹7.03 crore, with completion registered for May 2032.

An arc across the roofs

The six towers stand in a row, and a sky deck on the roof links them. That deck holds the main leisure areas, with views over the city and the Aravallis. On the ground, a social club, a creche, a nature trail, a pool bar and a reflexology park serve residents. The site is shared with Trump Residences Gurgaon and a retail block, so daily shopping and cafes are on site.

Four types. The Smartworld Sky Arc price list in October 2026

Smartworld's plan types are the 3 BHK type 2A of 2,339 sq ft, the 3 BHK type 2 of 2,567 sq ft, the 3 BHK plus utility type 3 of 2,707 sq ft and the 4.5 BHK type 1 of 3,270 sq ft. Portals round the first and third to 2,355 and 2,690, which is what the floor plans on this page carry. Carpet areas from the HRERA schedule are 1,455, 1,607, 1,695 to 1,797 and 2,060 sq ft, about 62 percent of super area.

Smartworld launched Sky Arc in October 2024 a little under today's working rate and reported about 900 bookings over the Dussehra weekend. In October 2026 the builder's channel lists ₹4.97 to 5.25 crore for the 3 BHK, ₹6.0 crore for the utility type and ₹6.9 to 7.29 crore for the 4.5 BHK, while first buyers resell at ₹4.75 to 5.0 crore and ₹5.88 to 7.5 crore. We quote ₹21,500 per sq ft as the working rate between the two: about ₹5.03, 5.52, 5.82 and 7.03 crore for the four types. The price list below gives each with the asks seen.

Registration 105 of 2024, the build schedule. The figures portals dispute

Sky Arc is registered with the Haryana RERA as 105 of 2024, certificate RC/REP/HARERA/GGM/878/610/2024/105 dated 11 October 2024, as phase 1 of licence 90 of 2024: 6.976 acres, six towers, 952 homes, construction from 1 October 2024 to 31 May 2032. Portals print 11 to 14 acres, 800 homes, 45 floors and earlier possession years. The registered figures are the ones above, and the official plan is 41 floors. Varindera Constructions took the ₹532 crore construction contract in February 2025 with a five-year schedule, which would bring the towers up before the registered date. No dated progress milestone has been published since. The 2,339 and 2,567 sq ft plans are the ones to ask Smartworld about, because the portals carry only the older 2,355 and 2,690 figures.

Location and trade-offs

By road, AIPL Joy Street is 4.1 km, Subhash Chowk 6.0 km, DLF Cyber Hub 19.0 km and IGI Airport about 27.0 km. Sohna Road is under 1 km away.
