Signature Global Titanium SPR Overview

Signature Global Titanium SPR, which buyers also search as Titanium 71 and SG Titanium, is a seven-tower project under construction on the Southern Peripheral Road in Sector 71, Gurugram, by Signature Global. Towers of 40 floors on 14.38 acres hold 613 homes, two to a floor: 3.5 BHK of 2,780 sq ft, 4.5 BHK of 3,780 sq ft and penthouses to 5,600 sq ft. The working rate in October 2026 is about ₹18,500 per sq ft of super area. A 3.5 BHK is about ₹5.14 crore and a 4.5 BHK about ₹6.99 crore, with completion registered for February 2031.

Carpet, super area and the Titanium SPR price in October 2026

The 3.5 BHK is 2,780 sq ft of super area with 1,751 sq ft of carpet. The 4.5 BHK 3,780 sq ft with 2,381 of carpet, about 63 percent, so compare quotes on one basis. Signature Global launched phase 1 in June 2024 and booked ₹2,700 crore on 608 homes in the first weeks, an average ticket near ₹4.44 crore. Two years on, first buyers resell at ₹4.5 to 5.83 crore for the 3.5 BHK and ₹6.04 to 7.0 crore for the 4.5 BHK, while the builder's channel quotes ₹5.42 and 7.94 crore with charges. The SquareYards asking trend rose through 2026 to just above the resale cluster. We quote ₹18,500 per sq ft as the working rate, about ₹5.14 crore and ₹6.99 crore, with the builder's fresh stock a little above it. The price list below gives each type with the asks seen.

Registration 58 of 2024, 40 floors. The figures portals dispute

The project is registered with the Haryana RERA as 58 of 2024, certificate RC/REP/HARERA/GGM/831/563/2024/58 dated 3 June 2024, with completion in February 2031. Two sheets print May and December 2031 and one a 2028 target. The registered parcel is 14.38 acres of a larger Signature SPR land bank, which is why 22 to 23 acres appears on some portals. Seven towers of 40 floors with two homes a floor and 613 registered homes are the figures that match the registration. Portals print 5 to 12 towers and 38 to 45 floors. Phase 2 of about 1.5 million sq ft is reserved and not yet registered.

Marble floors, fitted kitchens and a smart lock

Living, dining, the foyer, puja room and master bedroom get imported marble. The kitchen comes fitted with a hob and chimney, a refrigerator, a built-in microwave and oven and a dishwasher from brands such as Bosch, Siemens, LG or Samsung. An RO unit and an instant geyser are included. Bathrooms use Grohe, Kohler, Jaquar or TOTO fittings. Air conditioning is VRV/VRF and the windows are double-glazed. The main door has a video door phone and a digital smart lock. Every home has gas leak detectors and provision for app-based control of lighting and curtains. Each 4.5 BHK has a master bedroom, a junior master bedroom, two more bedrooms, four toilets, a utility room and a puja room.

Seven pools and a sky garden on the 30th floor

There are seven pools: a lap pool, a heated pool, leisure pools, a kids' pool and a kids' water play area, laid out as a lagoon between the towers. The clubhouse has a double-height lobby, a gym and spa, a mini theatre, a bowling alley, a simulator room and a cards room. It also has indoor games, a fine-dining restaurant with outdoor seating, a co-working space and meeting rooms. Outdoors there are tennis and badminton courts, a half basketball court, a cricket practice pitch and an outdoor gym. A jogging trail, a Miyawaki forest, a pet garden, a senior citizens' lounge and a sky garden on the 30th floor complete it. A doctor's room, art room and karaoke room round it off.

Between Sohna Road and Golf Course Extension Road

Sector 71 sits between Sohna Road and Golf Course Extension Road. By road it is about 1.3 km to the Southern Peripheral Road and 4.4 km to Subhash Chowk. Omaxe Celebration Mall is 4.7 km, AIPL Joy Street 6.6 km and Medanta 7.4 km. DLF Cyber Hub is about 17 km and IGI Airport Terminal 3 about 25 km. Titanium SPR suits families who want a large, well-specified home from a listed developer at a lower rate per sq ft than Golf Course Road or its extension. It is under construction with a 2031 registration, so it is not for anyone who needs to move soon. Signature Global Titanium SPR reviews from early buyers praise the specification for the price. Signature Global sells on a construction-linked plan with a booking amount, instalments against structure milestones and the balance at offer of possession, GST and charges on top; a bank loan of up to 90 percent is available on the allotment. The commencement certificate has been received and Capacit'e Infraprojects holds the ₹1,203 crore construction contract since October 2024. Resale allotments change hands on an agreement to sell with the builder's transfer process. Maintenance is quoted at about ₹16,600 a month for a 3.5 BHK and ₹22,600 for a 4.5 BHK.
