How do the four compare on price?
Per sq ft, Tulip Crimson is the cheapest at about Rs 14,400 and the two Signature Global projects the dearest at about Rs 19,000. On the cheque, Cloverdale's 3 BHK is the lowest entry at about Rs 3.98 crore, and Tulip Melrose's 5 BHK the highest at about Rs 5.47 crore. The difference is in what the money buys. Signature Global sells specification: marble floors, fitted kitchens, 3.6 m floor heights and seven pools at Titanium. Tulip sells space per rupee: a 3,090 sq ft 4 BHK at Crimson costs less than a 2,780 sq ft 3.5 BHK at Titanium.
Is SPR Road a good place to buy a new launch?
It is the road between Sohna Road and Golf Course Extension Road, so a home here is 4 to 7 km from Subhash Chowk, AIPL Joy Street and Medanta, and about 17 km from DLF Cyber Hub. The road is still being widened and built up, which is why launches here are cheaper per sq ft than the Golf Course Extension Road a few kilometres east. A buyer is paying for 2031, when the road and the sectors around it are meant to be finished.

What is the difference between Titanium SPR and Cloverdale SPR?
Both are Signature Global, both in Sector 71, both at about Rs 19,000 per sq ft. Signature Global Titanium SPR is the larger-home project: 3.5 and 4.5 BHK of 2,780 and 3,780 sq ft with deck balconies of 26 and 28 feet, two homes per core in the 4.5 BHK towers, a 3.6 m floor-to-floor height, seven pools and a sky garden on the 30th floor. It is planned by DP Architects of Singapore on 14.38 acres, and its registration runs to February 2031.
Signature Global Cloverdale SPR is the entry to the same builder: 3 BHK of 2,095 and 2,280 sq ft from about Rs 3.98 crore and a 4 BHK of 3,480 sq ft in the iconic tower, 792 homes on 8.12 acres fronting the 84 m road, with a Miyawaki forest, a cricket pitch and a leisure pool. Completion is registered for May 2031. Pick Titanium for the half-room and the finish; pick Cloverdale for the lower cheque.

It is registered to December 2031. It suits a family that wants four bedrooms at a Sohna Road price with an SPR address.
Tulip Melrose is the opposite idea: four towers of 38 floors with only 152 homes, one home per floor, every one a 5 BHK + study of 3,216 sq ft at about Rs 17,000 per sq ft, from about Rs 5.47 crore. Registration runs to December 2033. It suits a buyer who wants a whole floor and a private lift lobby and is ready to wait. Both are new Tulip launches, so ask for the tower-wise registration and the construction stage before booking.

What should I check before booking on SPR Road?
Four things. First, the HRERA registration of your tower and its completion date; the four here run from February 2031 to December 2033.
