Elan The Mark Overview

Elan The Mark is a commercial project by Elan Group on 6.525 acres in Sector 106, Gurgaon, on the Dwarka Expressway. HRERA registered it in March 2023 as GGM/702/434/2023/46: one building with 835 commercial units. Elan issued the civil structure contract letter to Leighton India in February 2026, and completion is declared to HRERA for 15 January 2028. The rate on our record is Rs 38,750 per sq ft (October 2026).

835 units in one building

The registration covers licences 79 of 2012 and 11 of 2013 and a permitted floor area of 44,322 sq m. The 835 units add up to 29,140 sq m of carpet area, an average of about 35 sq m, or 375 sq ft, each. That suggests many small shops and food counters rather than a few large floors. Elan first applied for a 3.22-acre first phase, then registered the whole 6.525 acres. DTCP approved the building plans on 6 February 2023, and the environmental clearance dates from September 2022.

The project is the commercial part of Elan's township of about 50 acres in Sector 106. Elan's release of February 2026 describes a mall, high-street retail, A-grade offices, a five-star hotel and branded residences across current and future phases, about 5.5 million sq ft in all. Leighton India, part of CIMIC, received a letter of intent worth Rs 1,000 crore for the civil structure. Benoy, SWA and WET Design are named among the design consultants, and LERA leads the structural design. Elan's own page still shows the project as coming soon, with no sizes or prices published.

Who will shop here

The township's own homes, Elan The Emperor and Elan The Presidential, are still being built, so the in-house catchment arrives over the next few years. The ready base is next door: Godrej Meridien and Paras Dews in Sector 106, and Sobha City and the Experion projects in Sector 108. Elan has delivered malls elsewhere in Gurgaon, among them Elan Miracle, Elan Mercado and Elan Town Centre. Compare this booking with a finished alternative such as Conscient One in Sector 109, where rents can be checked today.

A booking here is a bet on delivery and on the mall filling up. The declared completion is January 2028, yet the structure letter of intent was issued only in February 2026, so follow the quarterly progress reports on the HRERA site and ask how Elan will handle any delay. Check carpet against super area, the unit's floor and position, and the expected maintenance charge per sq ft. Any rent figure you hear before handover is a sales claim unless the agreement states it.
