Emaar Business District 89 NXT Overview

Emaar Business District 89 NXT is a small colony of 32 shop-cum-office (SCO) plots by Emaar India on 2.99 acres in Sector 89, Gurgaon, in the revenue estate of village Badha. DTCP issued its completion certificate in March 2025, so the plots are ready for owners to build on. Emaar lists no plots open for booking, which makes every purchase a resale. The HRERA registration is GGM/508/240/2021/76, dated 9 November 2021.

Thirty-two plots in three blocks

The registration covers licence 53 of 2021 and a permitted floor area of 18,172.96 sq m across blocks A, B and C. Roads take about 1.09 acres of the site, parks 0.46 acres and parking 0.31 acres. With so few plots, the market here is thin: only a handful may be offered in a month, and corner or park-facing ones seldom come up. That scarcity cuts both ways: it props up asking prices, but it also leaves few comparable deals to judge a fair rate. Ask for recent registered sale deeds in the colony before agreeing a number.

What Emaar delivered, and what you still build

The completion certificate confirms that water supply, sewerage, storm drainage, roads and horticulture are laid and working. DHBVN noted two 1,000 kVA transformers inside the colony and a 33 kV switching station shared with the neighbouring M3M project. Emaar lists palm-themed landscaping, seating lounges, a large LED screen, an entrance water cascade and ample parking. The building on each plot is the owner's job. Plan the construction cost, the electric load you need and the time to finish before a tenant can open. Confirm the permitted floors and floor area in the plot's approved drawing.

Catchment and access around Sector 89

Emaar puts the residential catchment around the colony at nearly 20,000 families. Ready housing close by includes ATS Marigold in Sector 89A, DLF New Town Heights 1 and DLF Regal Gardens in Sector 90, and Bestech Park View Sanskruti in Sector 92. By our estimate from the map pin, Garhi Harsaru railway station is about 4 km away and the Kherki Daula toll on NH-48 about 8 km. Daily-needs tenants suit it most: a pharmacy, a grocer, a bank branch, a clinic or a cafe serving these societies. A large showroom depends more on how quickly the newer projects nearby fill.

Buyers often weigh this colony against Emaar's larger EBD 114 in Sector 114, which has 225 plots closer to Delhi. Prices and rents follow each sector's own local market, so compare real asks in both.
