Emaar Business District 114 Overview

Emaar Business District 114 is a shop-cum-office (SCO) plot colony by Emaar India in Sector 114, Gurgaon, on the Dwarka Expressway near the Delhi border. It has two registered phases with 225 plots on about 17.8 acres. DTCP has issued part completion certificates for both, so plots can be handed over and built on. Emaar shows no plots open for booking, so every purchase is a resale. The HRERA numbers are GGM/451/183/2021/19 for the first phase and GGM/691/423/2023/35 for EBD 114 NXT.

Two registrations, 225 plots in village Bajghera

The first phase was registered in April 2021 under licence 14 of 2021: 86 plots on 6.40625 acres in blocks A to C, from 90 to 184.5 sq m. EBD 114 NXT followed in February 2023 under licence 130 of 2022, with 139 plots on 11.40 acres in five blocks, from 96 to 220 sq m. Most plots measure 90 to 129 sq m, roughly 108 to 154 sq yd. In NXT only about 4 acres are plots; roads take 4.3 acres, green belts 1.7 and parking 1.3.

What an owner builds: basement, ground and four floors

Emaar sells the land and runs the common services; each owner builds the shop-cum-office. Its page allows a basement, ground and four upper levels on every plot, for shops, restaurants and offices. The HRERA file carries standard designs for each block, so height and facade follow a fixed pattern. Budget for construction, approvals and fit-out on top of the plot price. Ask whether the plot is empty, half built or finished and leased: the three trade at very different prices, and only the last pays rent from day one.

Services on site: completion certificates and power

DTCP granted a part completion certificate for the first phase in November 2023 and one for 11.24 acres of NXT in September 2025. Both confirm water supply, sewerage, storm drainage, roads and horticulture are laid and working. The 2025 certificate also records that the 220/33 kV substation for Sectors 110 and 114 was still pending with HVPNL, while Emaar had put in its own transformers. Ask for the plot's sanctioned electric load, the maintenance charge per sq ft and the parking that serves your block.

Who buys here, and what to compare

The plots suit a showroom, clinic, restaurant or bank branch that wants its own building. Shoppers come from the ready housing of Sectors 111 to 113, including Tata La Vida, Experion Windchants and Puri Diplomatic Greens. The trade-off is time: a plot among empty neighbours rents slowly.
