M3M Jewel Overview

M3M Jewel is a retail and office building on MG Road, Sector 25, Gurgaon, developed by Lekh Buildtech Pvt Ltd and marketed under the M3M name. HSVP granted its occupation certificate on 9 September 2026, so units now trade as ready space. It sells shops, food and entertainment units and offices, from 500 to 5,000 sq ft on our record. HRERA registered it as GGM/722/454/2023/66 on 29 May 2023.

An auctioned HSVP site with an 85-metre front

The building stands on Commercial Site No. 1 in Sector 25, a 5,344.61 sq m (1.32 acre) plot that Lekh Buildtech bought at an HSVP auction. M3M gives it an 85-metre-wide frontage on MG Road and entries at several levels. The approved plans show two basements, a lower ground floor, a ground floor with mezzanine and eight upper floors, about 30,880 sq m built in all. HRERA's filing counts 398 commercial units in one building and 262 covered parking bays. The registration, first issued in November 2022, runs to 29 March 2027.

Six retail levels and the office space

M3M markets six levels of shops, dining, wellness and entertainment, plus office space with large glass fronts. Brands it shows on board include Skechers, Puma, Adidas, Levi's and Max. For offices, M3M lists central air conditioning, high-speed lifts, power backup, CCTV and professional property management. The format suits a fashion or lifestyle brand, a cafe or restaurant, a clinic, or a firm that wants a small office close to the metro. Ask which level a unit is on and what sits beside it, because footfall changes floor by floor in a vertical mall.

Metro at the door and a settled catchment

M3M puts the MG Road Metro Station about two minutes away, Golf Course Road about 500 metres off and NH-48 about five minutes. The catchment is the settled housing of DLF City and the older sectors along MG Road, plus office staff nearby, so demand does not wait for new homes.
