Ashiana Mulberry Overview

Ashiana Mulberry is a gated society by Ashiana Homes in Sector 2, Sohna, opposite K.R. Mangalam University and about 2 km from the Gurgaon-Sohna Highway. Phase I is ready and lived in, Phase II is due in September 2027 and Tower 7 (Phase IV) in August 2030. The ready phase has 2 and 3 BHK of about 1,210 to 1,700 sq ft super area, on resale from about Rs 1.34 crore at Rs 11,100 per sq ft (October 2026). The phases are registered with HRERA Gurugram as 44 of 2017, 22 of 2018 and 92 of 2025, on licence 16 of 2014 for 10.25 acres.

Three phases on one 10.25-acre licence

Phase I is Towers 1, 2 and 3: 180 apartments of G+13 and G+17, with the occupation certificate received. Phase II is Towers A3, B2 and A4, another 180 apartments on the same heights, 179 of them booked, with completion listed as 30 September 2027. Phase IV is one tower, T7, of G+25 with 138 apartments on 1.67 acres. Ashiana sells it as Mulberry Moments; work started in September 2025 and the HRERA date is 31 August 2030. Ask which phase a home sits in before you compare two prices.

Ashiana Mulberry price, resale and the 3 BHK in Tower 7

Ready-phase homes sell at about Rs 11,100 per sq ft of super area: 2 BHK of about 1,210 and 1,480 sq ft, 3 BHK of about 1,700 sq ft. That is Rs 1.34 crore to Rs 1.89 crore before transfer and registration charges. Ashiana Mulberry resale is the only way into Phase I today. Tower 7 has only 3 BHK, in three plans. Prima has 1,013 sq ft of RERA carpet area, Magna 1,227 sq ft and Ultima 1,272 sq ft, plus balconies of 233 to 295 sq ft. Ashiana has not published a Tower 7 price on its site; we share the current rate on request.

Club Alba and what Tower 7 adds

The club zone, Club Alba, is about 35,000 sq ft. It has an outdoor pool with a kids' splash pool, a gym, indoor badminton and squash courts, billiards, a spa, an indoor kids' zone and a banquet hall with a party lawn. Outside are a court for half basketball, volleyball and tennis and a cricket pitch with a bowling machine. Tower 7 adds its own pool, gym, celebration room and cafe, sky decks facing the Aravallis and three lifts. Its homes come with a modular kitchen, split ACs and laminated wooden flooring in the bedrooms. Ashiana's own facility management team runs the society after handover.

Sohna location, who it suits and what to check

GD Goenka World School is about 0.6 km away, Signature Global Infinity Mall about 1.8 km and Civil Hospital Sohna about 3 km. On the Gurgaon-Sohna Highway, Badshahpur Chowk is about 16 km, the Sector 55-56 Rapid Metro about 22 km, DLF Cyber Hub about 30 km and IGI Airport about 38 km by road. It suits a family that wants a ready, well-run society at a Sohna price, or a buyer of a 3 BHK in Tower 7 who can wait until 2030. The trade-offs are the 45-minute drive to Cyber City and the building work on Phase II and Tower 7 beside the ready towers. On a resale, check the phase, the maintenance dues and the seller's conveyance deed. For a ready home nearby compare Eldeco Accolade in the same sector or Ashiana Anmol in Sector 33.
