DLF Exclusive Floors Overview

DLF Exclusive Floors is a low-rise DLF community in Sector 53, DLF Phase 5, just off Golf Course Road. Instead of towers, it has independent floors in low buildings, each floor a separate home. It was ready by the mid-2000s and is fully lived in, with mature trees along its lanes.

Builder floors, mostly 3 BHK

Each building has a few floors, one home per floor, with its own entrance lobby. You get the privacy of a house without looking after a whole plot, and fewer neighbours sharing each staircase and lift.

Most floors are 3 BHK of about 1,500 to 1,550 sq ft, and some larger floors are also listed. Check the exact size of the floor you see, since the buildings were not all laid out the same.

Location in DLF Phase 5, and what sets the price

The Sector 53-54 Rapid Metro station is about 0.7 km away. Galleria Market is about 4.6 km by road, DLF Cyber Hub about 7.9 km and IGI Airport about 17 km.

Which floor it is matters most: the ground floor often comes with a lawn, and the top floor with the roof. Ask what exactly is included, the parking, and whether any part is shared with the floor above or below.

See the conveyance deed for the floor, the occupation papers for the building and the maintenance arrangement, which is often shared between the floors of one building.
