Godrej Sora Overview

Godrej Sora is Godrej Properties' Japanese-themed project under construction on Golf Course Road in Sector 53, Gurugram, by Godrej Properties: 244 homes, two to a core, in towers of 30 floors on the 3.6-acre plot GH-21, with 3 BHK plus utility of 3,050 sq ft and 4 BHK of 3,750 to 4,250 sq ft, 50 ft balconies and the Shiki clubhouse with an onsen-style pool. The working rate in October 2026 is about ₹32,000 per sq ft of super area, so a 3 BHK is about ₹9.76 crore and a 4 BHK ₹12 to 13.6 crore, with possession given as September 2032.

Location. Homes two to a core

The Godrej Sora location is plot GH-21, about a kilometre off Golf Course Road, on the side of Sector 53 that faces the Aravalli biodiversity park and Wazirabad lake, so many homes look over trees rather than other towers. The Sector 53-54 Rapid Metro station is about 1.9 km by road, DLF Cyber Hub about 8.5 km and IGI Airport about 19 km.

The 3 BHK homes are about 3,050 sq ft and the 4 BHK homes about 3,750 and 4,250 sq ft, with a few 4 BHK duplexes on the first and second floors. With two homes to a core, every home has windows on more than one side. The balconies run about 50 ft along the home, deep enough to sit out in, and each tower opens into a triple-height lobby.

Godrej launched Sora in August 2025 and booked ₹633 crore in the quarter. In October 2026 Godrej's page prices only the 4 BHK, from ₹11.8 crore, which suggests the 3 BHK is close to sold. Portal listings show ₹9.76, 12 and 13.6 crore for the three types, first buyers ask ₹10.67 to 14.87 crore. Channel sheets quote ₹8.31 to 13.01 crore on a smaller area basis. The SquareYards asking trend rose by a quarter between December 2025 and June 2026 and has held since. We quote ₹32,000 per sq ft as the working rate on the 3,050, 3,750 and 4,250 sq ft super areas. The price list below gives each type with the asks seen.

Two super-area sets circulate for the same carpet of about 1,552, 1,942 and 2,483 sq ft: 3,050, 3,750 and 4,250 on the portals and this page. 2,771, 3,519 and 3,971 on channel sheets. Ask Godrej for the unit schedule of the home you shortlist and compare on carpet. The master plan places the two towers around the Shiki club and a central garden.

Sora is registered with the Haryana RERA as 79 of 2025, certificate RC/REP/HARERA/GGM/976/708/2025/79 dated 25 August 2025, promoter Godrej Properties, on plot GH-21 of 14,569 sq m (3.6 acres) in Sector 53 with an 18-metre access road, approved at the hearing of 11 August 2025. Godrej gives possession as September 2032. Portals print two, four or five towers and 30 or 32 floors. The plan Godrej's channel shows is two towers of 30 floors with two homes a core, and 244 homes is Godrej's own count. Tata Projects took the core-and-shell contract in May 2026. The Shiki clubhouse carries the Japanese theme: an onsen-style pool, a tea pavilion and a triple-height lobby. The project is IGBC Platinum pre-certified.

Sora suits a family that wants a large new 4 BHK on Golf Course Road with few neighbours, and can wait until 2032. Godrej sells Sora on a construction-linked plan: a booking amount, instalments against the structure milestones and the balance at offer of possession, with GST at 5 percent, preferential location charges and the maintenance deposit on top. Tata Projects holds the core-and-shell contract since May 2026. Resale allotments from the August 2025 launch change hands on an agreement to sell with Godrej's transfer process.
