Puri Diplomatic Residences Overview

Puri Diplomatic Residences is Puri Constructions' six-tower project under construction in Sector 111 on the Dwarka Expressway, Gurugram, the second phase of the Diplomatic Greens estate at the Delhi border, by Puri Constructions. Towers A1, A2, B1, B2, B3 and C of 32 floors on about 5.4 acres hold 692 homes: 3 BHK plus study of 2,282 to 2,440 sq ft and 4 BHK plus utility of 3,475 sq ft, each with a 50 ft balcony. The working rate in October 2026 is about ₹20,500 per sq ft of super area, so a 3 BHK is about ₹4.68 crore and a 4 BHK about ₹7.12 crore.

The Puri Diplomatic Residences price in October 2026. Resale

Puri launched the Residences in February 2024, and two prices now run side by side. First buyers resell their allotments at ₹4.5 to 4.88 crore for the 3 BHK types and ₹6.3 to 6.95 crore for the 4 BHK, which is where the portal averages sit. Puri's channel partners quote fresh units at ₹5.16 to 8.68 crore box price plus GST, a fifth higher. We quote ₹20,500 per sq ft as the working rate between the two: about ₹4.68 crore for the 2,282 sq ft 3 BHK, ₹4.88 to 5.0 crore for the 2,380 to 2,440 sq ft 3.5 BHK and ₹7.12 crore for the 4 BHK. The price list below gives each type with the asks seen and the ready Diplomatic Greens next door for comparison.

Carpet areas are 1,438, 1,537 and 2,189 sq ft, about 63 percent of the super area. One all-inclusive sheet prints a smaller set (1,323 to 1,405 and 1,981 sq ft), so ask for the HRERA unit schedule of the tower you shortlist. The possession-linked schedule is set out under Price and payment below.

Registration, possession and the figures portals dispute

The project is registered with the Haryana RERA as 14 of 2024, certificate RC/REP/HARERA/GGM/787/519/2024/14 dated 19 February 2024, as a single phase. Portals print 5 to 6 acres for the land, 32 floors over three basements. 692 homes in six towers of four flats a floor, with one block of two. An older, far smaller count could not be right for six 32-floor towers, and we no longer use it. The possession date is the one figure to read carefully: Puri's own target runs two to three years ahead of the registered date and its site posts monthly construction photos. The registration certificate gives 31 March 2032 as the completion date (one sheet prints December 2031, three months early). We show the registered date and treat an earlier handover as upside.

Diplomatic Greens, the first phase delivered in 2016, resells at a lower rate and rents a 3 BHK at ₹58,000 to 60,000 a month. The Residences will sit above it on both counts when ready.

Floor plans: a 50 ft balcony on every home

Each 3 BHK has a study, two work-enabled bedrooms and a continuous balcony of 48 to 50 ft across the living room and bedrooms. A utility balcony sits behind the kitchen. The 4 BHK adds a second master suite, a powder room and a utility room with its own entry. Puri's drawings are on this page with their super areas. The carpet area of your type should be in the agreement.

The club. The construction update

The Puri Diplomatic Residences club is the Diplomatic Greens club, already built and running. It has a pool below the towers, a rooftop pool, squash, badminton, a gym, a theatre, billiards and a cafe. The new towers add their own lobbies with marble feature walls, a terrace lounge and an internal road lined with flowering trees, shown in Puri's renders here. Location. What to check

The site is inside the Diplomatic Greens estate beside Bijwasan, at the Delhi border on the Dwarka Expressway. IGI Airport is about 15 minutes away, the Dwarka Sector 21 metro about 10, and the Bijwasan railway station about 5 km. The Sector 111 roads are still being widened. Drive the approach at peak hour before you decide.

Payment Plan

Puri sells on a possession-linked plan through its channel: ₹20 lakh at booking, 10 percent within 30 days, 10 percent at 75 days, 10 percent at 150 days, 65 percent on application for the occupation certificate and 5 percent at possession, with GST at 5 percent on top. Construction-linked plans with a bank loan of up to 90 percent are also offered. Resale allotments change hands on an agreement to sell with Puri's transfer process. Maintenance is quoted at about ₹8,000 a month for a 3 BHK and ₹12,200 for a 4 BHK.
