Sobha International City Villa Overview

Sobha International City Villa is the villa township of Sobha Developers in Sector 109, Gurgaon, off Dwarka Expressway at the Delhi border. It is ready and lived in; Sobha has no fresh units, so villas sell on resale from about Rs 12.58 crore. The 150-acre township, launched in 2011 as Sobha's first project in Delhi-NCR, holds presidential villas, duplex villas and row houses of 4 and 5 bedrooms, 3,153 to 7,330 sq ft, across Sectors 109, 106 and 108.

Presidential villa, duplex villa or row house?

A presidential villa is an independent house on its own plot. The two plans on this page sit on plots of about 3,595 sq ft (400 sq yd) and 4,499 sq ft (500 sq yd), each with a basement, ground, first and second floor and five bedrooms. A duplex villa is one building split into two homes. The upper duplex takes the second and third floors: 4,068 sq ft built-up, four bedrooms, a double-height living room, a help's room off the lift lobby and the roof terrace. A row house is a four-bedroom home sharing side walls.

The villa price on resale and the survey that matters

The 400 sq yd presidential villa is about Rs 12.58 crore and the 500 sq yd one about Rs 15.75 crore (October 2026); duplexes and row houses sit below that. Every Sobha International City resale is a 2011-era house, so the survey matters more than the view. Check the roof and basement waterproofing, the lift if fitted, the registry (plot and built-up area separately), the club membership transfer and the monthly maintenance charged by Sobha's facility arm. Land is most of the ticket, so prices hold when flat prices move.

The 150-acre township: club, roads and the Delhi border

The clubhouse covers about 2 acres, with tree-lined avenues through the township. Services were built in from the start: sewage treatment plants, organic waste converters, rainwater harvesting and common 24-hour power backup. The Conscient One retail block is about 200 m from the gate, Delhi Public School about 3.4 km, DLF Cyber City about 17 km and IGI Airport about 20 km by road. Dwarka's sectors are across the border.
